<p>For top agents with deep client bases and long rosters of experience, flat fees can be even more motivating because your agents will keep nearly the full commission earned on every transaction.<br />
Keep in mind that when recruiting new real estate agents, the flat fee is less appealing because the fixed cost is a certainty, while production is not.</p>

<h3>8. Offer attainable commission plan incentives.</h3>
<p>A great way to help recruit top agents who are seeking ways to increase their earnings is to offer<span> </span>commission plans with more incentive. For example, some Agencies will offer different splits based on the lead source—something that top agents love.</p>
<p>Another tactic, whether you offer splits or a flat fee, is to provide a commission cap where the agent will earn 100% of the total commission or where the fee is waived.</p>
<p>This also works well for high-producing teams because you can offer the team lead 100%, while other agents remain on a commission plan that splits the commission with your company.</p>

<h3>9. Highlight and recognize your real estate agents’ success</h3>
<p>Consistent recognition of great work is another way to build an influential company culture that new agents and top talent want to work for.</p>
<p>Consider shout-outs on social media, annual events to highlight the top producers, and rewards for productivity.</p>
<p>Do the same for the new real estate agents who are quickly making a name for themselves or who have shown meaningful initiatives to get better.</p>
<p>You may also consider changing the relationship with agents deserving of recognition. Give them a leadership role in the office, ask them to help direct and coach new agents, or pay for learning opportunities outside the agency.</p>

<h2>How to Identify the Ideal Real Estate Agents to Recruit</h2>
<p>Before you make a recruiting call or send an email, identify what type of agents you are prepared to support in your organization. Agents in different phases of their careers have different needs. If you can’t support them, you can’t recruit them, and you certainly can’t retain them.</p>

<h3 id="recruiting-new-agents">Finding &amp; Recruiting New (or Newer) Real Estate Agents</h3>
<p>There are two types of new agents: prelicensed candidates interested in getting their real estate license and current students or recent graduates of real estate school who are interviewing agencies.</p>
<p>You can collect prelicensed and in-school leads by placing ads on employment websites like<span> </span>ZipRecruiter, Indeed, Career Builder, and My Careers Future. You can direct high-funnel candidates to a real estate licensing school (like<span> </span>Real Estate Express<span> </span>or<span> </span>Kaplan in North America or Hastors in Singapore)<span> </span>when they reach out. Keep in touch, so they are sure to interview with you once they receive their license.</p>
<p>You can find lower-funnel leads by contacting local real estate schools and asking them if you can present your team or agency to their classes. They may ask you to bring lunch or snacks for the students in exchange for a 15-minute presentation.</p>

<h3>How to Support New Agents</h3>
<p>If you plan to recruit brand new agents or ones who have only sold a few homes in the past year, be prepared to spend a lot of time training them in marketing, buyer and seller presentations, managing a database, and writing and negotiating contracts.</p>
<p>If you choose to hire more than a few new agents at a time, you’ll need a designated mentor or trainer and a detailed educational program at your brokerage. Otherwise, their needs will impact your personal real estate production.<strong> In short, if you don’t have the resources to train new agents, don’t recruit them.</strong></p>

<h3 id="how-to-recruit-producing-agents">Finding &amp; Recruiting Producing Real Estate Agents</h3>
<p>If you’re recruiting producing agents, you need an idea of their production and contact information. You can find it manually through <a href="https://www.cea.gov.sg/aceas/public-register" target="_blank" rel="noopener">CEA's Public Register</a> in Singapore or your Multiple Listing Service (MLS) in North America. Most MLS offer the ability to search closed transactions.</p>
<p>Begin with a search of recently sold homes in your target territory. Download the list and sort by the listing agent’s name, which shows how many closings each agent has had in your area.</p>
<p>In a sample search of 1,500 closed transactions, I identified more than 100 producing agents—great potential leads who sold two or more properties in my territory in the past six months.</p>

<h3>How to Support Producing Agents</h3>
<p>Producing agents have basic needs that include a good website, an excellent customer relationship management (CRM) tool, lead generation support, and a sense of community. They are the easiest agents to manage but also the easiest to overlook—which makes them susceptible to getting poached by other agencies.</p>
<p>Creating a strong sense of community in your team or brokerage is key. Conduct regular team meetings, group lead generation activities, and mobilize around a common vision or cause to ensure everyone feels seen, appreciated, and supported.</p>

<p>Some top producers thrive on the approval of others (like me!). And believe it or not, many companies aren’t good at giving credit or recognition. Top producers typically invest more time and money into their businesses than other agents, helping to grow your brokerage brand.</p>
<p>For this reason, I believe they deserve special treatment. You don’t need to kiss their butt; they just need to feel appreciated. Create unique, exclusive experiences like inviting them to special events.</p>

<h4>Compensation</h4>
<p>Many top producers negotiated their compensation plan long before becoming top producers. They’re now paying an unfair share of their commissions to their brokerage and are looking for a better compensation plan. Nonetheless, changing your compensation model to accommodate a top producer could lead to resentment among other agents on your team and divide your brokerage.</p>
<p>Instead, build your team or brokerage compensation plan to attract financially conscious top producers. If you already have an established compensation model, consider offering an upfront signing bonus.</p>

<h2 id="recruitment-scripts">The Best Scripts for Recruiting Real Estate Agents</h2>
<p>If you only learn one thing about recruiting scripts from this article, it should be this:<span> </span><strong>The best script is the truth.</strong><span> </span>So get very clear about who you are and are not.</p>
<p>If you are a top-producing team that wants to build your brokerage brand, make that clear in your script. You might not appeal to a top producer who wants to grow their own personal brand, but you will attract mid-level agents who want to be part of something exciting and who aren’t concerned about being the “Top Dog.”</p>
<p>The key to recruiting success is to find the right candidates to join your organization, and<span> </span><em>not to get appointments with everyone with a real estate license.<span> </span></em>Think of your scripts as a means of weeding out the agents who don’t fit with your goals and culture. With this in mind, here are the four most effective scripts I have used to recruit producing agents for my coaching clients.</p>

<h3>The Best ‘New to the Area’ Recruiting Script</h3>
<p>This is a great script if you or your brokerage are new to the area. Once you’ve gathered a list of recruiting leads using the MLS or CEA's Public Register, use the following script to contact them. The secret to success with this script is to start with a tone of curiosity in your voice.</p>

<p>Many recruiters would scoff and say that this script is too direct because many companies reward recruiters for the number of appointments they set and not the quality of the lead or appointment.</p>
<p>Another concern I hear with this script is with the word invest. Recruiters say things like “I don’t have money to give them” or “We don’t BUY agents.” However, you can devote your time to mentoring them, provide extra leads, or invest financially. However you choose to invest is up to you.</p>
<p>But remember, if you don’t plan on investing in agents in some way, you are going to have a hard time recruiting talented agents and retaining the ones you already have right now.</p>

<h3>The Most Effective Mid-level Agent Recruiting Script</h3>
<p>Use this script with agents working in a specific community, neighbourhood, or town. Begin by paying attention to their advertising on Facebook, newspapers, and listing signs. When you see an agent who is marketing a unique message or new listing, contact them with the following script.</p>

<p>This is one of my favourite recruiting scripts because it works on Facebook Messenger, text, and even on WhatsApp, as long as you are honest and transparent.</p>

<h3>The Best Events &amp; Seminar Agent Recruiting Scripts</h3>
<p>Holding events and seminars is an outstanding way to attract learning-based agents. These agents are likely newer to the business or mid-level seasoned agents looking for new ideas.</p>
<p>Keep it a small event, and don’t hold it in your office. Agents will be too intimidated to come into the lion’s den.</p>
<p>It’s a best practice if you present the information or host the panel, which positions you as the expert …<span> </span><em>everyone wants to know the expert.</em></p>
<p>Trendy topics work best, like social media (especially TikTok) strategies, paid Facebook Ads, business planning, and cryptocurrency.</p>
<p>Here is the exact script I use to get real estate agents to my events:</p>

<p>The secret to successfully recruiting at events is conversion. Think of your event like a lead magnet on your website. You need to offer something attendees want, but your end goal should be to convert them into recruitment leads.</p>
<p>The event is mainly for you to build trust through familiarity. They see you at an event, then later see you at an association meeting, and when you later call them to have coffee, they are more likely to listen to your recruitment pitch.</p>

<h4>Try the Columbo Script</h4>

<h3>The Best Script for Recruiting Top-producing Agents</h3>
<p>A recruiter’s greatest challenge is signing top-producing agents because their usual techniques often don’t resonate with successful agents who already have their own processes, systems and teams, a great personal brand, and tons of business.</p>
<p>Top producers are attracted to three things:<span> </span><em>opportunities, recognition, and compensation</em>. As such, the secret to recruiting them is providing the special treatment they’ve earned. Be direct, clear, and concise. Either pick up the phone or walk into their office. An email, SMS or WhatsApp doesn’t work for this script.</p>

<h2 id="countering-objections">Recruiting Real Estate Agents: How to Handle Common Objections</h2>

<h4>"I don’t want to leave my friends."</h4>
<p><span style="color: #466bb0;"><em>If I could demonstrate that we are not only a good fit for you, but it would also be good for them, how would you feel about bringing them by to meet me?</em></span></p>

<h4>"I don’t want to deal with the hassle of changing companies."</h4>
<p><span style="color: #466bb0;"><em>I understand completely. Many busy agents who have already joined us had the same concern. That is why we help you with the transition. Let’s go over a transition plan.</em></span></p>

<h4>"I don’t know how I can support myself without leads. (My broker gives me leads.)"</h4>
<p><span style="color: #466bb0;"><em>What percentage of your leads are coming from your company? What is your split on those leads? If I can show you how to generate more income without having to be handed leads, would you look at joining my team?</em></span></p>

  <p>There are realtors who prefer to do things by themselves so that they can save their money.</p>
<p>That's because in the past, they hired some friend or relative to build their website or run ads for them for very cheap. But then they got zero appointments and zero closings.</p>
<p>So these agents end up saying this to themselves.</p>
<p><em>"Only I can do the Best Job!"</em></p>
<p>Well, I have news for you!</p>
<p>The real issue may not be with them. It's with you!</p>
<p>Because, you see...</p>

<h4>Most Realtors are Bad Managers</h4>
<p>It doesn't matter whether your friends charge you cheap or expensive.</p>
<p>It doesn't matter whether the freelander or agency that you hired haven't given you quality leads.</p>
<p>Your friends or freelancers have never sold a house in their entire lives... You have!</p>
<p>If you look carefully, the vast majority of agents are bad at managing other people.</p>
<p>Observe how your own upline works.</p>
<p>He comes in, dumps some work, quickly leaves, come back to demand results, scolds everyone when nothing got done, then storms out angrily.</p>
<p>I'm over dramatising this, of course. But you get the idea.</p>

<h4>Even I used to work like this</h4>
<p>I used to be a bad manager too.</p>
<p>In NS, I used to shout some commands, and expect my subordinates to carry out my commands unquestioningly.</p>
<p>And I saw firsthand some officers with high rank misusing their power. It was all about showing off and bragging rights to them.</p>
<p>So when I became a realtor after completing my NS, I realised civilian life was less black-and-white. There was less structure, hierarchy and order than in the Civil Defense Force.</p>
<p>And after I got slightly successful as an agent and started managing a small group of downlines, I found it very hard to manage them.</p>
<p>I gave them my leads to close, but they were cherry-picking only the best leads, and discarding all the rest.</p>
<p>I got angry at them for wasting my money by throwing away future leads.</p>

<p>I ended up neglecting my clients, who were no longer getting amazing customer service from me.</p>
<p>And now, I was back to where I started.</p>
<p>So I thought angrily that, maybe, only I could do my job the best. I reasoned only I cared the most about my business. My downlines and employees were just in it for the money.</p>
<p>It so happened that I voiced my frustration to my mentor one day.</p>
<p><em>"Everyone's mediocre! Only I can do the best job!"</em> I complained to him.</p>
<p>He then said something that forever changed the way I looked at managing others.</p>
<p>He said, <em>"Well, what EXACTLY did you want your staff and downlines to do?"</em></p>
<p>I didn't have an answer for him that day.</p>
<p>That was the day I realised that it was ME all along. It wasn't my staff. It wasn't my downlines. It was me.</p>
<p>There were many others with bigger teams which had been around for far longer, while mine had quickly unraveled in just a few months.</p>
<p>I realised I wasn't a good manager.</p>
<p>And it has partly to do with the agency culture.</p>

<h4>Because Property Agencies Have Failed Us</h4>
<p>They've failed to groom us into effective managers.</p>
<p>Yes, they teach us to be better realtors all the time. They coach us to do better calculations.</p>
<p>But helping us become better at managing others? Nope.</p>
<p>So let's go back to basics for a while.</p>

<h4>What Makes a Good Manager?</h4>
<p>What is managing? What makes a great manager?</p>
<p>To me, being a manager is more than becoming a better pointer.</p>
<p>Someone is a pointer when he points the people under him to all the stuff that needs to be done.</p>
<p>Managing is also about setting clear expectations.</p>
<p>It's about setting clear Deadlines, Tasks and Accountability.</p>

<h4>What Made The Difference For Me?</h4>
<p>So back to my story.</p>
<p>When I learned I had to be ultra SPECIFIC, my results changed.</p>
<p>I became better at hiring and keeping good team members.</p>
<p>And I realised for the first time, that once I had team members who knew what they had to do, it freed me up to do more important stuff.</p>
<p>Stuff like providing better customer service to my clients. This was the stuff that resulted in more money for me.</p>
<p>And by now, I was much happier too.</p>
<p>So, learn to be an effective pointer, a better delegator and a great manager overall, in order to enjoy more money and more freedom. The secret is to be ultra specific and run your team like an army platoon.</p>

      <p style="text-align: justify;">There are realtors who prefer to do things by themselves so that they can save their money. That's because in the past, they hired some friend or relative to build their website or run ads for them for very cheap. But then they got zero appointments and zero closings. So these agents end up saying this to themselves. <em>"Only I can do the Best Job!" </em>Well, I have news for you! The real issue may not be with them. It's with you! Because, you see... Most Realtors are Bad Managers It doesn't matter whether your friends charge you cheap or expensive. It doesn't matter whether the freelander or agency that you hired haven't given you quality leads. Your friends or freelancers have never sold a house in their entire lives... You have! If you look carefully, the vast majority of agents are bad at managing other people. Observe how your own upline works. He comes in, dumps some work, quickly leaves, come back to demand results, scolds everyone when nothing got done, then storms out angrily. I'm over dramatising this, of course. But you get the idea. Even I used to work like this  I used to be a bad manager too. In NS, I used to shout some commands, and expect my subordinates to carry out my commands unquestioningly. And I saw firsthand some officers with high rank misusing their power. It was all about showing off and bragging rights to them. So when I became a realtor after completing my NS, I realised civilian life was less black-and-white. There was less structure, hierarchy and order than in the Civil Defense Force. And after I got slightly successful as an agent and started managing a small group of downlines, I found it very hard to manage them. <p id="4e8b" class="jb jc cm ar jd b je jf jg jh ji jj jk jl jm jn jo" data-selectable-paragraph="">I didn’t recognise it at the time, but my team manager had been telling me lies from the very first day I joined her PropNex division as a realtor back in 2008.</p>
<p id="0152" class="jb jc cm ar jd b je jf jg jh ji jj jk jl jm jn jo" data-selectable-paragraph="">She pulled me aside in her office early one day and said to me:</p>

<p id="ee4a" class="jb jc cm jz jd b je jf jg jh ji jj jk jl jm jn jo" data-selectable-paragraph=""><strong class="jd ka">You’ve got to work harder than the next agent!</strong></p>
</blockquote>
<p id="c4eb" class="jb jc cm ar jd b je jf jg jh ji jj jk jl jm jn jo" data-selectable-paragraph="">I was brand new, so I didn’t really know what to expect. Besides, I had recently quit MLM after failing miserably at it. I thought Property was a different animal, because this time I had a leader personally guiding me.</p>
<p id="8046" class="jb jc cm ar jd b je jf jg jh ji jj jk jl jm jn jo" data-selectable-paragraph="">So I thought I should actually listen carefully to her. I didn’t really have much confidence in myself at that time, because I hardly had true,<span> </span><em class="jz">real<span> </span></em>sales experience. Truth be told, hard selling while in MLM to my friends and their families had broken off almost all my friendships. No one was answering my calls anymore. I had few friends left. This left me feeling depressed and I was constantly worrying about what people would think about me as a salesman.</p>
<p id="04e6" class="jb jc cm ar jd b je jf jg jh ji jj jk jl jm jn jo" data-selectable-paragraph="">But because I was starting my property agent career from scratch, and also without a job as a support, I struggled to reach my upline’s HDB HUB office daily. I was honestly embarrassed to ask my hard working, civil servant mother for money for daily transport. So my upline advised me to come down to her office only for team meetings, closings and submitting sales documents.</p>
<p id="b2b6" class="jb jc cm ar jd b je jf jg jh ji jj jk jl jm jn jo" data-selectable-paragraph="">But honestly, I found the team meetings to be a<span> </span><em class="jz">total waste</em><span> </span>of my time and transport money. Most of the time the other agents were complaining about their clients (<em class="jz">if they had clients</em>) or complaining about money (<em class="jz">if they didn’t</em>). That was when I witnessed that my upline was busy<span> </span><em class="jz">half the time fighting fires and the other half chasing her downlines</em>. But since I showed initiative and was willing to learn, she took me under her wing to groom me further as a realtor.</p>
<p id="6459" class="jb jc cm ar jd b je jf jg jh ji jj jk jl jm jn jo" data-selectable-paragraph="">So for the next 6 months as a full time agent, I did everything she told me to do:</p>

<ul class="">
 	<li id="133e" class="jb jc cm ar jd b je jf jg jh ji jj jk jl jm jn jo sf sg sh" data-selectable-paragraph="">Called my friends and family (<em class="jz">the ones I hadn’t spammed yet</em>) asking if they needed help selling houses (<em class="jz">most didn’t, but I got 1 rental worth $700</em>)</li>
 	<li id="6fca" class="jb jc cm ar jd b je si jg sj ji sk jk sl jm sm jo sf sg sh" data-selectable-paragraph="">Threw 1,000+ flyers at the MRT every day for 3 months straight (<em class="jz">0 calls</em>)</li>
 	<li id="46e3" class="jb jc cm ar jd b je si jg sj ji sk jk sl jm sm jo sf sg sh" data-selectable-paragraph="">Knocked on hundreds of HDB doors running up, down &amp; around my estate</li>
 	<li id="1547" class="jb jc cm ar jd b je si jg sj ji sk jk sl jm sm jo sf sg sh" data-selectable-paragraph="">Attended many networking events as an excuse to chat up total strangers</li>
 	<li id="1184" class="jb jc cm ar jd b je si jg sj ji sk jk sl jm sm jo sf sg sh" data-selectable-paragraph="">Ran ads on Straits Times using borrowed money (7<em class="jz"><span> </span>calls, but no closings</em>)</li>
</ul>
<p id="854f" class="jb jc cm ar jd b je jf jg jh ji jj jk jl jm jn jo" data-selectable-paragraph=""><strong class="jd ka"><em class="jz">But after doing all the above for six months straight, I got severely burnt out working crazy 16-hour days, including weekends &amp; Public Holidays</em></strong>.</p>
<p id="8bea" class="jb jc cm ar jd b je jf jg jh ji jj jk jl jm jn jo" data-selectable-paragraph="">I just didn’t have the<span> </span><em class="jz">stamina<span> </span></em>or the<span> </span><em class="jz">motivation<span> </span></em>any more.</p>
<p id="4ac1" class="jb jc cm ar jd b je jf jg jh ji jj jk jl jm jn jo" data-selectable-paragraph="">That was the day I realised that, hey, working hard was actually<span> </span><strong class="jd ka">a big, fat lie</strong>.</p>
<p id="40c0" class="jb jc cm ar jd b je jf jg jh ji jj jk jl jm jn jo" data-selectable-paragraph="">I doubt if I would have found the time to even enjoy whatever little money I earned, but the embarrassing, cold, hard truth is that I hardly earned much.</p>

<h2 id="e9f2" class="sn so cm ar aq ee sp sq sr ss st su sv sx sy sz" data-selectable-paragraph="">Hard work + low income = burnout</h2>
<p id="d0cb" class="jb jc cm ar jd b je ta jg tb ji tc jk td jm te jo" data-selectable-paragraph=""><em class="jz">I ended up hated selling and almost wanted to quit being an agent.</em></p>
<p id="6265" class="jb jc cm ar jd b je jf jg jh ji jj jk jl jm jn jo" data-selectable-paragraph="">But there were other lies too that I frequently heard as an agent:</p>

<ol class="">
 	<li id="56f2" class="jb jc cm ar jd b je jf jg jh ji jj jk jl jm jn jo tf sg sh" data-selectable-paragraph="">It’s a Number’s Game. (<strong class="jd ka"><em class="jz">NO, it’s not</em></strong><em class="jz">. Not when you know what you’re doing.</em>)</li>
 	<li id="752b" class="jb jc cm ar jd b je si jg sj ji sk jk sl jm sm jo tf sg sh" data-selectable-paragraph="">You’ve got to be prospecting ALL the time. (<strong class="jd ka"><em class="jz">NO, you don’t</em></strong><em class="jz">. Using what I teach, my agents never do that again. Ever.</em>)</li>
 	<li id="750f" class="jb jc cm ar jd b je si jg sj ji sk jk sl jm sm jo tf sg sh" data-selectable-paragraph="">Time is limited. (<em class="jz">Yes, it is, as long as<span> </span></em><strong class="jd ka"><em class="jz">you are the only one</em></strong><em class="jz"><span> </span>doing every damn thing!</em>)</li>
 	<li id="aba8" class="jb jc cm ar jd b je si jg sj ji sk jk sl jm sm jo tf sg sh" data-selectable-paragraph="">You must be on-call 24/7/365 as an agent, as you never know when a prospect will call you to close. (<em class="jz">I don’t know about you, but I<span> </span></em><strong class="jd ka"><em class="jz">never want to be interrupted while spending quality time</em></strong><em class="jz"><span> </span>with my wife and two kids.</em>)</li>
 	<li id="4ec5" class="jb jc cm ar jd b je si jg sj ji sk jk sl jm sm jo tf sg sh" data-selectable-paragraph="">If they know you, they will call you. (<em class="jz">Really?<span> </span></em><strong class="jd ka"><em class="jz">Who are you fooling?</em></strong><em class="jz"><span> </span>YOU!</em>)</li>
 	<li id="5cae" class="jb jc cm ar jd b je si jg sj ji sk jk sl jm sm jo tf sg sh" data-selectable-paragraph="">You need a good team leader. (<em class="jz">Oh, please! Personality cult is the real reason why entire 300-strong divisions leave PropNex to join ERA. It’s nothing more than a<span> </span></em><strong class="jd ka"><em class="jz">vain popularity contest for agents with big egos but small ideas</em></strong><em class="jz">.</em>)</li>
</ol>
<p id="decb" class="jb jc cm ar jd b je jf jg jh ji jj jk jl jm jn jo" data-selectable-paragraph=""><strong class="jd ka">In truth, what really happened to me as an agent was this:</strong></p>

<h2 id="631f" class="sn so cm ar aq ee sp sq sr ss st su sv sx sy sz" data-selectable-paragraph="">Failure = (few leads) + (no closings) + (bad advice) + no income + hard work x long hours x burnout</h2>
<p id="e3ca" class="jb jc cm ar jd b je ta jg tb ji tc jk td jm te jo" data-selectable-paragraph="">So I got tired of hearing these lies all the time. Even my own agents believed them.</p>
<p id="fab8" class="jb jc cm ar jd b je jf jg jh ji jj jk jl jm jn jo" data-selectable-paragraph="">That’s why I wrote a new book exposing such lies that every upline tells their agents all the time.</p>

I didn’t recognise it at the time, but my team manager had been telling me lies from the very first day I joined her PropNex division as a realtor back in 2008. She pulled me aside in her office early one day and said to me: <strong class="jd ka">You’ve got to work harder than the next agent! </strong>I was brand new, so I didn’t really know what to expect. Besides, I had recently quit MLM after failing miserably at it. I thought Property was a different animal, because this time I had a leader personally guiding me. So I thought I should actually listen carefully to her. I didn’t really have much confidence in myself at that time, because I hardly had true,<span> </span><em class="jz">real<span> </span></em>sales experience. Truth be told, hard selling while in MLM to my friends and their families had broken off almost all my friendships. No one was answering my calls anymore. I had few friends left. This left me feeling depressed and I was constantly worrying about what people would think about me as a salesman. But because I was starting my property agent career from scratch, and also without a job as a support, I struggled to reach my upline’s HDB HUB office daily. I was honestly embarrassed to ask my hard working, civil servant mother for money for daily transport. So my upline advised me to come down to her office only for team meetings, closings and submitting sales documents. But honestly, I found the team meetings to be a<span> </span><em class="jz">total waste</em><span> </span>of my time and transport money. Most of the time the other agents were complaining about their clients (<em class="jz">if they had clients</em>) or complaining about money (<em class="jz">if they didn’t</em>). That was when I witnessed that my upline was busy<span> </span><em class="jz">half the time fighting fires and the other half chasing her downlines</em>. But since I showed initiative and was willing to learn, she took me under her wing to groom me further as a realtor. So for the next 6 months as a full time agent, I did everything she told me to do:</p>

<ul class="">
 	<li id="133e" class="jb jc cm ar jd b je jf jg jh ji jj jk jl jm jn jo sf sg sh" data-selectable-paragraph="">Called my friends and family (<em class="jz">the ones I hadn’t spammed yet</em>) asking if they needed help selling houses (<em class="jz">most didn’t, but I got 1 rental worth $700</em>)</li>
 	<li id="6fca" class="jb jc cm ar jd b je si jg sj ji sk jk sl jm sm jo sf sg sh" data-selectable-paragraph="">Threw 1,000+ flyers at the MRT every day for 3 months straight (<em class="jz">0 calls</em>)</li>
 	<li id="46e3" class="jb jc cm ar jd b je si jg sj ji sk jk sl jm sm jo sf sg sh" data-selectable-paragraph="">Knocked on hundreds of HDB doors running up, down &amp; around my estate</li>
 	<li id="1547" class="jb jc cm ar jd b je si jg sj ji sk jk sl jm sm jo sf sg sh" data-selectable-paragraph="">Attended many networking events as an excuse to chat up total strangers</li>
 	<li id="1184" class="jb jc cm ar jd b je si jg sj ji sk jk sl jm sm jo sf sg sh" data-selectable-paragraph="">Ran ads on Straits Times using borrowed money (7<em class="jz"><span> </span>calls, but no closings</em>)</li>
</ul>
<p id="854f" class="jb jc cm ar jd b je jf jg jh ji jj jk jl jm jn jo" data-selectable-paragraph=""><strong class="jd ka"><em class="jz">But after doing all the above for six months straight, I got severely burnt out working crazy 16-hour days, including weekends &amp; Public Holidays</em></strong>. I just didn’t have the<span> </span><em class="jz">stamina<span> </span></em>or the<span> </span><em class="jz">motivation<span> </span></em>any more. That was the day I realised that, hey, working hard was actually<span> </span><strong class="jd ka">a big, fat lie</strong>. I doubt if I would have found the time to even enjoy whatever little money I earned, but the embarrassing, cold, hard truth is that I hardly earned much. Hard work + low income = burnout. <em class="jz">I ended up hated selling and almost wanted to quit being an agent. </em>But there were other lies too that I frequently heard as an agent:</p>

<ol class="">
 	<li id="56f2" class="jb jc cm ar jd b je jf jg jh ji jj jk jl jm jn jo tf sg sh" data-selectable-paragraph="">It’s a Number’s Game. (<strong class="jd ka"><em class="jz">NO, it’s not</em></strong><em class="jz">. Not when you know what you’re doing.</em>)</li>
 	<li id="752b" class="jb jc cm ar jd b je si jg sj ji sk jk sl jm sm jo tf sg sh" data-selectable-paragraph="">You’ve got to be prospecting ALL the time. (<strong class="jd ka"><em class="jz">NO, you don’t</em></strong><em class="jz">. Using what I teach, my agents never do that again. Ever.</em>)</li>
 	<li id="750f" class="jb jc cm ar jd b je si jg sj ji sk jk sl jm sm jo tf sg sh" data-selectable-paragraph="">Time is limited. (<em class="jz">Yes, it is, as long as<span> </span></em><strong class="jd ka"><em class="jz">you are the only one</em></strong><em class="jz"><span> </span>doing every damn thing!</em>)</li>
 	<li id="aba8" class="jb jc cm ar jd b je si jg sj ji sk jk sl jm sm jo tf sg sh" data-selectable-paragraph="">You must be on-call 24/7/365 as an agent, as you never know when a prospect will call you to close. (<em class="jz">I don’t know about you, but I<span> </span></em><strong class="jd ka"><em class="jz">never want to be interrupted while spending quality time</em></strong><em class="jz"><span> </span>with my wife and two kids.</em>)</li>
 	<li id="4ec5" class="jb jc cm ar jd b je si jg sj ji sk jk sl jm sm jo tf sg sh" data-selectable-paragraph="">If they know you, they will call you. (<em class="jz">Really?<span> </span></em><strong class="jd ka"><em class="jz">Who are you fooling?</em></strong><em class="jz"><span> </span>YOU!</em>)</li>
 	<li id="5cae" class="jb jc cm ar jd b je si jg sj ji sk jk sl jm sm jo tf sg sh" data-selectable-paragraph="">You need a good team leader. (<em class="jz">Oh, please! Personality cult is the real reason why entire 300-strong divisions leave PropNex to join ERA. It’s nothing more than a<span> </span></em><strong class="jd ka"><em class="jz">vain popularity contest for agents with big egos but small ideas</em></strong><em class="jz">.</em>)</li>
</ol>

<p id="11cc" class="kd ke cm ar kf b kg kh ki kj kk kl km kn ko kp kq" data-selectable-paragraph="">My former upline literally begged me to help her when I bumped into her by chance. I was out with my family shopping for Hari Raya at the Bazaar when she saw me.</p>
<p id="e4b5" class="kd ke cm ar kf b kg kh ki kj kk kl km kn ko kp kq" data-selectable-paragraph="">She said she had heard that I was doing quite well at the time.<br />
And so she wanted me to do something about her own problems. She was exhausted after working crazy 16-hour days for too little rewards. Her income had hit a ceiling and she was very close to being burnt out. She had no more ambition left. So she almost wanted to quit.</p>
<p id="ef63" class="kd ke cm ar kf b kg kh ki kj kk kl km kn ko kp kq" data-selectable-paragraph="">I said I would look into it and I needed to know more. So she agreed.</p>
<p id="aa0b" class="kd ke cm ar kf b kg kh ki kj kk kl km kn ko kp kq" data-selectable-paragraph="">That day after seeing my upline, all the memories started flooding back in.<br />
Memories of how I had struggled to make a living in real estate, the many days I spent going hungry and the agony of blistered feet I endured walking on foot just because I didn’t have the money for transport.</p>
<p id="0cf3" class="kd ke cm ar kf b kg kh ki kj kk kl km kn ko kp kq" data-selectable-paragraph="">It was my upline who kept me committed all those times I had wanted to simply quit. But sometimes her well-meaning advice felt off. I didn’t blame her, because she had been trained in old school methods. It was how real estate had been done for the past 100 years.</p>
<p id="b236" class="kd ke cm ar kf b kg kh ki kj kk kl km kn ko kp kq" data-selectable-paragraph="">And now she was in the exact same situation I used to be in.<br />
I laughed thinking how the roles were reversed now. 🙃<br />
Life has a funny way of giving nasty surprises. But I didn’t envy her.</p>
<p id="97e5" class="kd ke cm ar kf b kg kh ki kj kk kl km kn ko kp kq" data-selectable-paragraph="">The next day I paid a visit at her Tiong Bahru office. It was much smaller than the one she had in PropNex HDB HUB. And her team of 6 was almost entirely full of part-timers, far cry from my time. At first glance, things looked ok.</p>
<p id="7de3" class="kd ke cm ar kf b kg kh ki kj kk kl km kn ko kp kq" data-selectable-paragraph="">I had prepared a few questions for her beforehand and needed her full attention for a couple of hours. I told her to be completely honest with me.</p>
<p id="64b8" class="kd ke cm ar kf b kg kh ki kj kk kl km kn ko kp kq" data-selectable-paragraph="">I started by asking her who was she targeting with her marketing efforts.</p>
<p id="7a9c" class="kd ke cm ar kf b kg kh ki kj kk kl km kn ko kp kq" data-selectable-paragraph="">She said<span> </span><em class="ks">anyone and everyone,</em><span> </span><em class="ks">as long as someone needed to buy or sell a house</em>.</p>
<p id="4d3b" class="kd ke cm ar kf b kg kh ki kj kk kl km kn ko kp kq" data-selectable-paragraph="">That reply didn’t impress me. No wonder she was struggling to get leads.<span> </span><strong class="kf kr">She was spreading herself too thin and wasn’t laser-focused enough</strong>.</p>
<p id="7735" class="kd ke cm ar kf b kg kh ki kj kk kl km kn ko kp kq" data-selectable-paragraph="">Next, I asked her what marketing was she currently running for that.</p>
<p id="005b" class="kd ke cm ar kf b kg kh ki kj kk kl km kn ko kp kq" data-selectable-paragraph="">She said she was<span> </span><em class="ks">promoting herself in her GTA, hoping to get buyers and sellers to call her.</em></p>
<p id="d275" class="kd ke cm ar kf b kg kh ki kj kk kl km kn ko kp kq" data-selectable-paragraph="">Again, wrong strategy.<span> </span><strong class="kf kr">She didn’t really know what she was doing and what really worked</strong>. She was totally clueless about effective marketing.</p>
<p id="6a65" class="kd ke cm ar kf b kg kh ki kj kk kl km kn ko kp kq" data-selectable-paragraph="">By now I was already getting a bit worried. 😟</p>
<p id="3f90" class="kd ke cm ar kf b kg kh ki kj kk kl km kn ko kp kq" data-selectable-paragraph="">So I asked her next, assuming that I was a buyer, why should I choose her instead of the other 34,000+ property agents in Singapore, including buying without an agent and saving myself tens of thousands in commissions?</p>
<p id="c4a2" class="kd ke cm ar kf b kg kh ki kj kk kl km kn ko kp kq" data-selectable-paragraph="">She couldn’t answer me.</p>
<p id="19b3" class="kd ke cm ar kf b kg kh ki kj kk kl km kn ko kp kq" data-selectable-paragraph=""><strong class="kf kr">She had hardly thought about this in her entire 10-year career!<span> </span></strong>😱</p>
<p id="c6b0" class="kd ke cm ar kf b kg kh ki kj kk kl km kn ko kp kq" data-selectable-paragraph="">I knew then, without even a shade of doubt, that she truly needed my help. Fast.</p>
<p id="e25e" class="kd ke cm ar kf b kg kh ki kj kk kl km kn ko kp kq" data-selectable-paragraph="">And she couldn’t possibly have approached me at a better time. I had recently finished perfecting my own system that I had painstakingly created in order to help my agent business. It had taken me 16 months and costed six figures.</p>
<p id="3787" class="kd ke cm ar kf b kg kh ki kj kk kl km kn ko kp kq" data-selectable-paragraph="">💡 Suddenly, I had a light bulb go off in my head.</p>
<p id="c44a" class="kd ke cm ar kf b kg kh ki kj kk kl km kn ko kp kq" data-selectable-paragraph="">What if I shared my own system with her? Would it shorten her learning curve and give her the results she desperately needed? Her problems were the exact ones I personally struggled with and had managed to overcome successfully.<span> </span><em class="ks">All she had to do was to follow my instructions and actively use the system.</em></p>
<p id="6300" class="kd ke cm ar kf b kg kh ki kj kk kl km kn ko kp kq" data-selectable-paragraph="">I quickly rushed back to my office and started finding ways to create a similar system for my upline. Once I had something to work with, I went back to her in order to work out an action plan. Once we agreed, she expressed her concerns about the finances. She said she couldn’t afford it. I told her that I was simply paying her back. She didn’t need to worry. All I asked in exchange was her commitment.</p>
<p id="7a4a" class="kd ke cm ar kf b kg kh ki kj kk kl km kn ko kp kq" data-selectable-paragraph=""><strong class="kf kr"><em class="ks">I was more happy for her when she got her first lead than I ever was even for myself</em></strong>. The look of relief and satisfaction on her face were priceless! 😌</p>
<p id="2d50" class="kd ke cm ar kf b kg kh ki kj kk kl km kn ko kp kq" data-selectable-paragraph="">And that was the day I realised that, hey, I wanted to see more agents happy like her.</p>

And her team of 6 was almost entirely full of part-timers, far cry from my time. At first glance, things looked ok. I had prepared a few questions for her beforehand and needed her full attention for a couple of hours. I told her to be completely honest with me.</p>
<p id="64b8" class="kd ke cm ar kf b kg kh ki kj kk kl km kn ko kp kq" data-selectable-paragraph="">I started by asking her who was she targeting with her marketing efforts. She said<span> </span><em class="ks">anyone and everyone,</em><span> </span><em class="ks">as long as someone needed to buy or sell a house</em>.</p>
<p id="4d3b" class="kd ke cm ar kf b kg kh ki kj kk kl km kn ko kp kq" data-selectable-paragraph="">That reply didn’t impress me. No wonder she was struggling to get leads.<span> </span><strong class="kf kr">She was spreading herself too thin and wasn’t laser-focused enough</strong>.</p>
<p id="7735" class="kd ke cm ar kf b kg kh ki kj kk kl km kn ko kp kq" data-selectable-paragraph="">Next, I asked her what marketing was she currently running for that. She said she was<span> </span><em class="ks">promoting herself in her GTA, hoping to get buyers and sellers to call her. </em>Again, wrong strategy.<span> </span><strong class="kf kr">She didn’t really know what she was doing and what really worked</strong>. She was totally clueless about effective marketing. By now I was already getting a bit worried. 😟</p>
<p id="3f90" class="kd ke cm ar kf b kg kh ki kj kk kl km kn ko kp kq" data-selectable-paragraph="">So I asked her next, assuming that I was a buyer, why should I choose her instead of the other 34,000+ property agents in Singapore, including buying without an agent and saving myself tens of thousands in commissions? She couldn’t answer me. <strong class="kf kr">She had hardly thought about this in her entire 10-year career!<span> </span></strong>😱</p>
<p id="c6b0" class="kd ke cm ar kf b kg kh ki kj kk kl km kn ko kp kq" data-selectable-paragraph="">I knew then, without even a shade of doubt, that she truly needed my help. Fast. And she couldn’t possibly have approached me at a better time. I had recently finished perfecting my own system that I had painstakingly created in order to help my agent business. It had taken me 16 months and costed six figures. 💡 Suddenly, I had a light bulb go off in my head.</p>
<p id="c44a" class="kd ke cm ar kf b kg kh ki kj kk kl km kn ko kp kq" data-selectable-paragraph="">What if I shared my own system with her? Would it shorten her learning curve and give her the results she desperately needed? Her problems were the exact ones I personally struggled with and had managed to overcome successfully.<span> </span><em class="ks">All she had to do was to follow my instructions and actively use the system. </em>I quickly rushed back to my office and started finding ways to create a similar system for my upline. Once I had something to work with, I went back to her in order to work out an action plan. Once we agreed, she expressed her concerns about the finances. She said she couldn’t afford it. I told her that I was simply paying her back. She didn’t need to worry. All I asked in exchange was her commitment. <strong class="kf kr"><em class="ks">I was more happy for her when she got her first lead than I ever was even for myself</em></strong>. The look of relief and satisfaction on her face were priceless! 😌</p>
<p id="2d50" class="kd ke cm ar kf b kg kh ki kj kk kl km kn ko kp kq" data-selectable-paragraph="">And that was the day I realised that, hey, I wanted to see more agents happy like her. 🙌<span> </span><strong class="kf kr">True success lies in helping others become happier (whether home owners or property agents) doesn’t it?</strong></p>    </div>

<p id="018c" class="kd ke cm ar kf b kg kh ki kj kk kl km kn ko kp kq" data-selectable-paragraph="">Back in late 2011 after I had fully systemised my realtor business, I got my very first taste of what exactly total freedom from work looked like.</p>
<p id="3197" class="kd ke cm ar kf b kg kh ki kj kk kl km kn ko kp kq" data-selectable-paragraph="">After years of struggle, I now had the luxury to choose exactly who I wanted to work with and disregard all the time wasters who sucked my energy.</p>
<p id="cdb2" class="kd ke cm ar kf b kg kh ki kj kk kl km kn ko kp kq" data-selectable-paragraph="">I did this successfully by automating my follow up 100%.<br />
This way, only serious buyers would bother to contact me, and that too only if they were actually motivated.<br />
This meant I never had to deal with their lame excuses and tolerate all the drama.<br />
And I was able to systematically provide exceptional customer service to my buyer seller clients, who in turn referred me to their friends and family.<br />
As a side effect, I was working less and earning more while enjoying it all. 🙂</p>
<p id="dfbc" class="kd ke cm ar kf b kg kh ki kj kk kl km kn ko kp kq" data-selectable-paragraph="">And all this was made possible because I had successfully turned traditional prospecting upside down; I was getting buyers and sellers to seek me out first, rather than me doing all the chasing, all the huffing and the puffing...<br />
I found doing it in this way was much less hard work but ten times more rewarding.</p>
<p id="ea09" class="kd ke cm ar kf b kg kh ki kj kk kl km kn ko kp kq" data-selectable-paragraph="">This, ironically, freed me up to focus my time on serving the clients I already had, and not neglecting them just because I was too busy finding the next one.<br />
Neglecting clients meant I did a<span> </span><em class="ks">mediocre job<span> </span></em>serving them and their needs. Consequently, I missed their valuable referrals for future business, which meant I started each month back from zero.</p>
<p id="5475" class="kd ke cm ar kf b kg kh ki kj kk kl km kn ko kp kq" data-selectable-paragraph="">But by early 2012, I was actually struggling with a dilemma of my own.<br />
Since I had much more time than I knew what to do with, I was quickly getting bored.<br />
I had tried buying expensive stuff, but shopping sprees quickly lost their novelty.<br />
I was fond of computer gaming but had finished all the games I bought.<br />
I had tried to spend time with family and friends, but most of my family had a job commitment and many friends were only free on weekends. That left me nothing much to do 5 days a week, 9am to 5pm.</p>
<p id="e9cd" class="kd ke cm ar kf b kg kh ki kj kk kl km kn ko kp kq" data-selectable-paragraph="">I realised being an entrepreneur was lonely.<br />
Few people were free like I was.<br />
If they were, usually they were unemployed(!)<br />
Weekends, to me, were no different from weekdays and Public Holidays.<br />
Why was everyone obsessed with TGIF (thank God it’s Friday)?</p>
<p id="5d73" class="kd ke cm ar kf b kg kh ki kj kk kl km kn ko kp kq" data-selectable-paragraph="">So I decided a change of scenery would be good for me.<br />
And so I flew out to different countries.<br />
And kept myself busy.<br />
Signed up for a cross-country Bike Trip in rural India.<br />
Booked myself in a horse riding camp in Malaysia.<br />
Entered Kite Flying Competitions in Pakistan.<br />
Explored non-traditional travel destinations nobody went to, like Iran.</p>
<p id="216f" class="kd ke cm ar kf b kg kh ki kj kk kl km kn ko kp kq" data-selectable-paragraph="">And it was while I was travelling that I started meeting many cool new people.<br />
Like my future wife whom I would go on to marry. 😍<br />
I met her while in Pakistan on a personal quest to discover my family roots.<br />
It was love at first sight. 💕<br />
But while I was having fun wooing her to become my wife, clients back home couldn’t get enough of me.<br />
They wanted me to be their agent, said my trained downlines.<br />
They missed me.</p>
<p id="e919" class="kd ke cm ar kf b kg kh ki kj kk kl km kn ko kp kq" data-selectable-paragraph="">That was weird, because I had trained my downlines to be my clones.<br />
They knew exactly what to do.<br />
But apparently, it still wasn’t good enough.<br />
Since I had been physically away, it wasn’t possible for me to serve my clients from overseas.<br />
And I just couldn’t simply postpone my upcoming wedding plans in order to return and fight fires which weren’t really started by me, or so I thought.<br />
So I decided to investigate this further.<br />
What I found was depressing.</p>
<p id="cda8" class="kd ke cm ar kf b kg kh ki kj kk kl km kn ko kp kq" data-selectable-paragraph="">In truth, my downlines were not really following what I had painstakingly set up over a period of 15 long months.<br />
They ignored my systematic and organised way of selling houses.<br />
They consistently failed to perform what I asked of them.<br />
No wonder my clients were no longer happy and were asking after me.</p>
<p id="f967" class="kd ke cm ar kf b kg kh ki kj kk kl km kn ko kp kq" data-selectable-paragraph="">I thought I had set up a perfect system for myself.<br />
But no system is perfect.<br />
I found out it was always a human who messed up a machine.<br />
My challenge was figuring out the human equation.<br />
Machines were easy.<br />
But humans never come with an Instruction Manual.</p>
<p id="9a15" class="kd ke cm ar kf b kg kh ki kj kk kl km kn ko kp kq" data-selectable-paragraph="">So I started searching for answers and came across NLP (Neuro Linguistic Programming).<br />
I realised every person had a dominant sense they liked to use the most.<br />
For example, I was Visual and my wife was an Auditory person.<br />
I loved books but she hated reading (but loved listening).<br />
I realised I had been asking the wrong people to do the right job all along.<br />
No wonder they disliked doing certain things, because of their personality.</p>
<p id="2292" class="kd ke cm ar kf b kg kh ki kj kk kl km kn ko kp kq" data-selectable-paragraph="">So I started to list all the tasks my downlines performed in their day-to-day roles and separated them by Personality Types.<br />
Next, I asked the right people to do the right job.<br />
What happened in the subsequent 90 days blew me away.<br />
My downlines were doing their jobs better than even me!</p>
<p id="61d9" class="kd ke cm ar kf b kg kh ki kj kk kl km kn ko kp kq" data-selectable-paragraph="">That was when I realised that selling was greatly impacted by personality too.<br />
It was my job as the team leader to give my agents a playbook on how to deal with buyers and sellers of different personalities.<br />
So I quickly started incorporating these insights into my system.<br />
But some of my downlines were not very happy about it.<br />
They were not used to being organised.<br />
They said I was being too controlling.<br />
And was too ‘corporate’.</p>
<p id="3e1c" class="kd ke cm ar kf b kg kh ki kj kk kl km kn ko kp kq" data-selectable-paragraph="">And one by one, my downlines started leaving my team.<br />
This continued until my original team of 8 agents shrank down to just 2.<br />
But I didn’t really care.<br />
My 2 agents were doing a better job per month than all of them combined ever did in a quarter.</p>
<p id="464d" class="kd ke cm ar kf b kg kh ki kj kk kl km kn ko kp kq" data-selectable-paragraph="">As a result, I realised my insights were applicable to all teams of realtors.<br />
I knew more agents could benefit if I shared my TEAM System with them.<br />
