<p>OK, so far we’ve covered the basics and given you a ton of top real estate hashtags. Now, let’s go over some crucial best practices so you can actually use these hashtags to close more deals in 2023.</p>

<p>I hate to say it, since you are likely just here for the hashtags, but the truth of the matter is that in 2022, hashtags alone won’t make you go viral on social media. Sure, they might help, but to what degree is an open question.</p>

<h3>How Many Hashtags Is Too Many?</h3>
<p>How many hashtags should you use? This is just one of those questions that will get you 10 answers if you ask five people.</p>
<p>Luckily, the answer is not as complicated (or as important) as you might think. Instagram allows up to 30(!!) hashtags per post. Should you cram 30 hashtags into every single picture of your foster kitten you add to Instagram? Well, no.</p>
<p>In fact, please don’t do that. While you might not get penalized by Instagram (the jury is still out on whether or not they do this), it will make you look desperate to your audience. Consider the following advice:</p>

<ul class="checkmark-icon">
 	<li>Use hashtags that are relevant to your post</li>
 	<li>Monitor which hashtags are being used by your fans</li>
 	<li>Use a mix of common and more obscure hashtags</li>
 	<li>Create your own branded hashtag</li>
 	<li>Keep the number of hashtags to between three and five</li>
</ul>
<p>Also, there are some things you should avoid:</p>

<ul class="checkmark-icon">
 	<li>Don’t use hashtags that are completely unrelated</li>
 	<li>Don’t use overly generic hashtags</li>
 	<li>Don’t use too many hashtags—adding 20 will not help you get more attention</li>
</ul>
<p>So you don’t need to include an exact number of hashtags to get eyeballs on your posts—just use as many as you think are actually relevant to your post. Eric Simon of Broke Agent Media offers this advice.</p>

<h3>Use Hashtags That Target People in Your Farm Area</h3>
<p>If you remember anything from this article, let it be this:<span> </span><em>If you’re not targeting a local audience, you may as well not even bother.</em><span> </span>The only way your social media posts will help you sell more houses is if they get in front of people who live in or want to live in your farm area. Period.</p>
<p>Your Instagram could have 50,000 followers, but if none of them live in or want to live in your farm area, you may as well have zero.</p>

<h4>How Local Is Too Local?</h4>
<p>Just how local you go with your hashtags depends entirely on your farm area. For example, people who work in Manhattan can use hashtags down to the street level. For them, using hashtags like<span> </span><span style="color: #ef376b;">#parkavenue</span><span> </span>or<span> </span><span style="color: #ef376b;">#centralpark</span><span> </span>is a no-brainer.</p>
<p>If you’re in a more suburban or rural area, then chances are you’re not going to get as much traction out of using a hashtag like<span> </span><span style="color: #ef376b;">#highway101</span>. Instead, focus on the larger area, or try to find small neighborhoods that locals will know about and respond to.</p>

<h4>Use Local Hashtags Sparingly</h4>
<p>The goal of using local hashtags is to get your posts in front of people who live in, or are interested in, your<span> </span>farm area. Since you want a large audience, you might be tempted to stuff as many local keywords as possible into your posts. Don’t.</p>
<p>Trust me, trying to cram too many local hashtags into your posts won’t help you get seen by more people. Social media sites are smart enough to spot spam tactics like this. One to three local hashtags should get the job done.</p>

<p>Another great way to use hashtags is to show off the cool features of your listing, or maybe a bunch of listings you just love (with permission, of course).</p>
<p>For example, you might want to include hashtags like<span> </span><span style="color: #ef376b;">#fireplace</span><span> </span>or<span> </span><span style="color: #ef376b;">#countrylife</span><span> </span>for a secluded listing in the country, or maybe something like<span> </span><span style="color: #ef376b;">#duplex</span><span> </span>or<span> </span><span style="color: #ef376b;">#industrialchic</span><span> </span>for a new development of loft spaces downtown.</p>
<p>While these might not get you a ton of local traffic, they might help you get in front of followers who have similar interests in architecture, interior design, or DIY.</p>

<h3>Find More Popular Real Estate Hashtags</h3>
<p>Since social media sites are, well, social, using popular hashtags that your audience or competition uses can get more (local) eyeballs on your content.</p>
<p><em>More eyeballs = more money.</em></p>
<p>So, how exactly do you figure out which keywords your audience and competition are using on social media? Simple. You spy on them.</p>

<h3>Save Commonly Used Real Estate Hashtags To Copy &amp; Paste Into Your Posts</h3>
<p>Save yourself some time and wrist pain by copying hashtags you think you’re going to use a lot. Here are a couple templates you can copy and paste—then add your personal hashtag and/or one or two local hashtags to really make your posts shine.</p>

<p>One of the biggest mistakes we see real estate agents make is that they use hashtags like they’re filing a book in the library. While you do need to make sure your hashtags are helping categorize your post, it’s important to remember your audience can SEE them. You don’t want to come across as a bore, do you?</p>
<p>So have some fun with hashtags. You might try sprinkling in some hashtags just to describe your mood (<span style="color: #ef376b;">#happy</span>) or to congratulate a coworker or friend on a promotion with<span> </span><span style="color: #ef376b;">#crushingit</span>. <p>Trends are big on TikTok, so take advantage of what’s happening in the moment. For example, TikTok loves a hashtag challenge. You could challenge your audience to create their own content—like a video of their favorite part of their home or a funny impression of their first homebuying experience—and use your branded hashtag!</p>

After all, unlike other social media platforms like Twitter, Facebook, and Instagram, there are way fewer shiny things to distract your leads from your content. LinkedIn is a platform for professional development, so it dictates a more serious, business-like tone for your content.</p>
<p>Amazingly, you can (and should) also use hashtags on LinkedIn to narrow your target and show up in the right feeds. Keep in mind that your audience may be smaller—and not everyone is going to check LinkedIn multiple times per day like they might check Instagram.</p>

<p>While you have 500 characters to use in your pin description, hashtags count toward that total, so don’t overdo it. Four or five should be enough. Also, the first four hashtags show up beneath your pin in a search, so make sure they’re not spammy-sounding!</p>

<p>Luckily, not as much as you might think. In some cases, Facebook advertising can be downright cheap. Usually, you’ll be looking at<span> </span><em>a low of $4 per lead to a high of $100 per lead</em>.</p>

<p>Of course, how much you pay per lead will depend on how well you can target leads, how good your offer is, and how many other people are targeting the exact same audience—and what they’re willing to spend per lead. However, if you play your cards right, your price per lead should decrease as you get better at Facebook advertising. Be aware that over the long-term, ad costs increase in general for everyone.</p>

<h2 id="setup ads">How to Create Real Estate Facebook Ads: A Step-by-Step Guide</h2>
<h3>1. Conduct a Personal Brand Audit for Professionalism, Authority &amp; Trust (P.A.T.)</h3>
<p>Since Facebook is primarily a visual medium, you must have your branding sorted out before you start spending money on Facebook ads. Ideally, you want to produce ads that get you leads and help project your brand online to stay top of mind with your farm area. Here are a few things you might want to look at before getting started.</p>

<h4>Your Mission, Vision &amp; Values (MVV)</h4>
<p>Your MVV is the invisible thread that runs through your brand and will be reflected in all of your marketing and advertising, whether you like it or not.</p>

<h4>Your Logo</h4>
<p>Branding your Facebook ads with your logo is a great way to prove your professionalism right away.</p>

<h4>(optional) Your Website</h4>
<p>You don't even need a website today especially if you're running a lead generation campaign on Facebook. But you will still need a CRM that captures those leads. Get <a href="https://agentleads.sg/" target="_blank" rel="noopener">AgentLEADS</a>.</p>

<h4>Your Headshot</h4>
<p>Having a great headshot can help you convert more clicks to leads. After all, people are far more likely to give their contact information to someone who looks trustworthy!</p>

<h3>2. Decide Which Types of Leads You Want to Generate</h3>
<p>Since Facebook lets you target buyers and sellers, you should have a rough idea of what kinds of leads you want to get before starting. Try to come up with numbers, if possible. How many more buyer or seller leads do you need to hit your financial targets?</p>
<p>Buyer leads are often much easier to generate with Facebook ads.</p>

<h3>3. Calculate Your Maximum Cost per Lead</h3>
<p>Once you’ve figured out how many more leads you want to generate, you need to sit down and figure out how much you’re willing to pay for each lead. An easy way to calculate this is to figure out your gross commission from deals you close from Facebook leads, then divide that by the number of leads you generate on Facebook.</p>
<p>For example, let’s say you typically sell homes worth $500,000 and have a standard split. That means you gross around $6,250 per deal. Now, let’s say you convert 5% of the leads you talk to into clients and close 40% of them. So out of 100 cold leads, that leaves you with five clients, and you close two of them. That gives you a gross commission from Facebook leads of $12,500.</p>
<p><em>That means if you spend $125 per lead, you’ll just break even. If you spend $100 per lead, on the other hand, you’re looking at a profit of $2,500. If you spend $50 per lead, you’d get a profit of $7,500.</em></p>

<h3><strong>4. Set Up a Facebook Business Page</strong></h3>
<p>The next thing you’ll need to start running real estate Facebook ads is a Facebook Business Page. If you don’t already have one set up,<span> </span><a href="https://www.facebook.com/business/pages/set-up" target="_blank" rel="noopener">click here to get started</a>. Enter your page name, then choose “estate agent” as your category, and write a description for your business page. When you’re done, click “create page.”</p>
<p>Next, add your profile photo and cover photo, then click “save.”</p>

<h3>5. Set Up Your First Campaign</h3>
<p>After you have your page set up, the next step is to set up your first campaign on Facebook. In the Facebook advertising world, a campaign is the overall objective you set to generate a certain kind of lead. Within that campaign, you will have ad sets made up of the different ads you run as a part of that campaign.</p>
<p>For example, let’s say you want to set up a buyer lead campaign. Under that campaign, you might have one ad set that offers a free first-time homebuyer’s guide and another that provides a list of off-market properties. Within each of those ad sets, you might have different variations of each ad or retargeting ads to show to people who have already visited your website.</p>
<p>To set up a campaign, click on “Ad Center” in the left column. <h3>6. Set the Campaign Objective &amp; Ad Settings</h3>
<p>Next, you need to set your campaign objective and name your campaign. Click on “lead generation” and name your campaign something like “Buyer Lead Ads.” Then click “Continue.”</p>

<p>Facebook offers several campaign objectives, including Traffic, Engagement, App Installs, Video Views, and Lead Generation. For this guide, we’re going to create a lead generation ad. Click on “Lead Generation” and then give your new campaign a name. Next, click continue.</p>
<p>Now we will add our ad settings. On the next page, click on the campaign you created. Under “special ad categories,” click on “housing.” Due to fair housing laws, Facebook requires agents to use this category and this category only.</p>
<p>On this page, you can also set up A/B testing for your ads and optimize your budget. Optimizing your budget will spread your spend across multiple ad sets. Since we’re only creating one ad today, we’ll cover ad sets in a later article.</p>

<h3>7. Set Your Contact Method &amp; Ad Budget</h3>
<p>On the next page, you will set up your ad budget and change more settings. First, you need to choose how you want leads to contact you. You have three options here:</p>
<p><strong>Instant Forms: </strong>Your leads will fill out a form to contact you.</p>
<p><strong>Automated Chat: </strong>Your leads will chat with your business page to contact you.</p>
<p><strong>Calls: </strong>Your leads will call you to contact you. For now, choose Instant Forms.</p>
<p>Next, under “Page,” choose your Facebook Business Page and click to accept Facebook’s terms. After you do that, click on “yes” under “Dynamic Creative.” This will let Facebook optimize elements of your ad to get more leads.</p>

<h4>Setting Your Budget</h4>
<p>Pricing for Facebook advertising is based on a bidding system. That means that advertisers bid on how much they are willing to spend to reach a specific audience. Luckily, all of this bidding happens automatically. All you need to do is set your maximum daily bid, and Facebook will determine when and how much to bid for your placements.</p>
<p>You can set your daily budget differently for each campaign or each ad set within each campaign. You can also change your budget as you go, but never change your budget once you have an ad set that generates leads at a reasonable price per lead!</p>
<p>To get started, choose a daily budget, and then select a start date and end date for your ad.</p>

<h3>8. Targeting: Define &amp; Refine Your Audience</h3>
<p>Next, you’ll tell Facebook what audience you want your ads to be shown to. Since Facebook has more than 2.4 billion users, this is a crucial step to making effective Facebook real estate ads. Under the “Audience” section, click on “create new audience.”</p>

<h4>Location</h4>
<p>While Facebook used to let agents pick a ZIP code for location, they now only allow you to drop a pin and advertise to people within a 15-mile radius. To target your farm area effectively, make sure you drop a pin somewhere near the geographic center of your farm area.</p>

<h4>Language</h4>
<p>Next, select the common language your audience speaks. If you’re targeting a bilingual audience, you can choose more than one language.</p>

<h4>Demographics &amp; Interests</h4>
<p>Here’s where Facebook gets interesting but also a little bit challenging. In the past, Facebook would allow agents and brokers to target audiences by income, ZIP code, gender, marital status, and more demographics that indicate someone might buy or sell a home soon. They even had a category called “likely to move,” making targeting dead simple.</p>
<p>Now, because of their new fair housing regulations, Facebook only lets agents target by interest. Don’t worry—you can still pick interests that might indicate someone is likely to make a move soon. You just need to be more creative. Here are a few interests you might want to consider targeting:</p>

<ul>
 	<li>Zillow</li>
 	<li>Trulia</li>
 	<li>Real estate investing</li>
 	<li>First-time buyer</li>
 	<li>For sale by owner</li>
 	<li>Holiday cottage</li>
 	<li>Home equity loan</li>
 	<li>Refinancing house</li>
 	<li>House hunting</li>
 	<li>Housing.com</li>
 	<li>Land and houses</li>
 	<li>Luxury real estate</li>
 	<li>First-time homebuyer grant</li>
 	<li>Mortgage loans</li>
 	<li>Property finder</li>
</ul>
<p>You can also look for other clues that your audience is likely to make a significant life change that might include a move. You can choose things like interest in infant supplies and toys, home loans, bridal registries, relocation, or more. Since your options are pretty limited here, it makes more sense to just browse for interests and pick a few that might work. The only caveat is that the more interests you choose, the smaller your audience will be.</p>

<h4>Connections</h4>
<p>Under connections, you can choose to show ads to people you already have a connection with. That would include people who like your page, responded to an event, or visited your website.</p>

<h3>9. Choose Your Placements</h3>
<p>Here’s where Facebook allows you to pick where your ads are displayed. You can choose to have your ads shown on Facebook or Instagram, or both. You can also display ads on Facebook’s “Audience Network” of participating apps. For now, choose “automatic placements.”</p>

<h3>10. Create Your Lead Forms</h3>
<p>Next, you will need to create the lead forms that your leads will fill out to contact you. Scroll down to “Instant Form” and then click on “Create Form” to get started. You can choose which image your lead sees along with your headshot, and also determine which questions you will make them answer to contact you. In general, the fewer questions you ask, the more conversions you will get. You can also choose not to ask any questions and simply set an appointment.</p>

<p>You can skip this step if you already have a website with landing pages and lead capture. If you don’t already have a website, you can learn how to build a WordPress site, or choose a lead website builder below.</p>

<h3>11. Set Optimization &amp; Spending Controls</h3>
<p>Now you can set the optimization and spending controls for your ad campaign. First, set a daily budget for your ad spend based on the cost per lead you calculated above. Starting at the high end of your budget will allow Facebook to optimize your ads more quickly. That means you’ll start getting good leads faster. Also, the more ad placements you have, the higher the likelihood that someone will click on your ads.</p>
<p>For a traffic ad, you’ll want to set the optimization to “Landing page views” as your goal is to drive traffic to your website. For a lead generation campaign, your goal will be to get someone to enter their contact information, so Facebook will automatically choose “leads” for optimization.</p>
<p>Now that you have a campaign set up, an objective, targeting, placement, and spending controls, Facebook will tell you your potential for daily reach and link clicks. Make sure your audience is large enough, and you have an opportunity to get the number of leads you decided on in the third step. If everything looks good, move on to the next step. If not, you can tweak your settings to try to widen your audience.</p>

<h3>12. Choose an Ad Format</h3>

<p>When it comes to the actual ad you’re going to run, you need to plan everything before you start writing copy and designing the ad. How are you going to entice someone on Facebook to stop scrolling and click on your ad? To get you started, read on for a few examples of effective Facebook ad strategies and how to build them.</p>

<p>Even if you have a killer Facebook ad, you can end up with no leads at all if you’re not careful about designing your landing page. A landing page is just a page on your website that your leads will “land” on after clicking on your ad. Your landing page might just ask them for contact information, or it might be a specific page on your site that has IDX listings in their price range. <h4>Boosting Posts is a Bad Idea!</h4>
<p>Here's why.</p>
<p>Too little rewards for too much work (and cost).</p>
<p>Sure, boosting a post for $5 a pop looks cheap.</p>
<p>But it really isn't cheap. It's <strong>DECEPTIVELY</strong> cheap! That's a surefire way to spend hundreds of dollars without ever seeing a positive return!</p>
<p style="text-align: center;"><em>Bye bye ROI!</em></p>

<h4>Why Facebook Doesn't Work for Realtors?</h4>
<p><em><span style="text-decoration: underline;">Because it doesn't belong to agent!</span></em></p>
<p>Obvious, isn't it? LOL!</p>
<p>The number one reason agents told me Facebook didn't work for real estate was <em>because they were boosting posts!</em> They were not getting their money back.</p>
<p>And obviously, because, agents forget this crucial fact: <span style="text-decoration: underline;"><strong>Facebook is a platform that works only for the interests of Mark, whatever that may be.</strong></span></p>
<p><em>It doesn't work for realtors' interests! Facebook only wants their money!</em></p>
<p>This should be pretty <span style="text-decoration: underline;">obvious</span>, yet agents keep forgetting this fact and keep getting burnt!</p>
<p>Facebook is not your company. It only works for Mark!</p>

<h4>Why Facebook Shows the (Deceptively Attractive) Option to Boost a Post?</h4>
<p>So, once we have this out of the way, the next thing you need to understand is why FB does it? Why does FB keep showing you recommendations to waste your hard-earned money?</p>
<p>Facebook is a social platform. It wants to keep people on Facebook while making money off of you. It's a business needing to make profits. Again, pretty obvious.</p>
<p>So it shows you cheap ways to spend more on your posts while giving you what they think you want (which is not really what you truly want).</p>
<p>Obviously, this isn't working out for many realtors. In fact, those agents start thinking Facebook doesn't give real estate business.</p>
<p>And so they TOTALLY QUIT advertising on Facebook! <br />
They GIVE UP on Facebook Marketing, which is a valuable source for potential business to many realtors out there.</p>
<p>If other property agents are making money from Facebook, why aren't you?<br />
All because you missed several critical signs that could have (and should have) worked in your favour.</p>
<p>Here's why.</p>

<h4>The Hidden Dangers of Boosted Posts Property Agents Don't Realise:</h4>
<ol>
 	<li>This creates more work for you, like, replying with Personal Messages, increasing repetitive back-and-forth and wasting time</li>
 	<li>It forces you to play by prospects' rules because they don't have any skin in the game as they can stop replying whenever they want to</li>
 	<li>It keeps prospects on Faecbook's platform (because the conversation ends on facebook, not on your website)</li>
 	<li>It takes you away from Income Producing Activities (like appointments, viewings, presentations etc.)</li>
 	<li>It wastes your money using the deceptively cheap budgets of $5 (but that isn't really cheap since an ROI of 0% is pretty much a HUGE loss)</li>
</ol>
<p>Here's the biggest reason of all: It keeps you <strong><span style="text-decoration: underline;">DEPENDENT</span> </strong>on that one platform for business!</p>
<p>Like how some online property portals (hint! hint! you know which ones right?) enticed agents with free business and once they had enough members, they raised their fees! Then quadrupled it every year! And agents went up in arms!</p>
<p>Agents (finally) realised that there was no free lunch... (is there?)</p>
<p style="text-align: left;">Dan Kennedy once said,</p>
<p style="text-align: center;"><strong><em>"The WORST business is the business of ONE!"</em></strong></p>
<p>If your business is overly reliant on one single strategy, one single platform, one single method, then your livelihood is in MORTAL danger!</p>

<p>A much better way is to run ads that sends prospects to your landing page (kinda like a website with an offer and a form) which is direct response marketing, which is ideally suited to real estate as well.</p>
<p>In exchange for their email, phone and name, you get to build your own database!</p>
<p>And this will free you up from depending on Facebook (or online property portals)!</p>
<p>Your ultimate goal should be to build your own lists! Yes, you only want to sell houses and make money, but the world we live in is dominated by Google, Facebook et al.</p>
<p>Learn the rules, then play around them!</p>

<h4>Advantages of Building Your Own List and Your Own Database:</h4>
<ol>
 	<li>You take back CONTROL (because you're no longer at others' mercy)</li>
 	<li>You maintain OWNERSHIP (you can do as your please)</li>
 	<li>You have a real ASSET that appreciates in value year after year (because you don't start each year back from scratch)</li>
 	<li>You can promote your listings at ANY TIME (and as often as you want)</li>
 	<li>You can filter and QUALIFY prospects (based on what they do, not what they say they do)</li>
 	<li>You can do it for almost FREE (since you're no longer paying other platforms and profits more than make up for the costs)</li>
</ol>

should you be using it to you know get inquiries for your listings all right and the simple answer is actually no why is that here's the thing right the first thing for you to understand is that facebook is a platform it's social media right so facebook objective what's facebook go what's the agenda you have to understand the history you have to understand what are they trying to achieve what are they trying to do first book you know are they working for you obviously no they work for themselves to work for mark right obviously so what facebook agenda facebook number one goal is obviously to dominate the internet right and what is the business objective the business objective is to make money obviously right and how do they make money by keeping people on facebook and facebook does everything to to simply keep people on facebook because they don't want to become another myspace right so myspace went out of business a lot many years ago because they you know they start the advertising too far and they become spammy too quickly and people didn't like it and that's why they left and you know this is where facebook really shines and facebook is very good at you know trying to understand what are your life what people really like and then that's why they show advertising to people who are more likely to you know like it comment it click on it and that's the reason you know the facebook works to get leads to get business but the thing is that you know when agents are posting when the indians are posting the listings on their pages you know on the personal even on their personal profile they get a lot of you know suggestions from facebook to post a post now you know i always teach my agent that actually they're wasting the money but agents keep saying that you know it's just five dollars 10 20 it's super cheap yes it's cheap but you know if you don't get back the money seriously you will have no more money to advertise in future it will become 1000 it will become 2000 you will become 5 000 wasted advertising dollars and you don't want to make the mistake right i used to make the mistake and i'm some of my agents even you know they used to make a mistake and by the way when i started seeing idiots right when it starts coming to me to ask me you know what works you know why are the ads not working and you know whether or not they should be using facebook and for those particular group of agents who did not believe in using facebook do you know what the problem was the problem was that they were posting posts right so i'm just giving it to you black and white those agents who were losing money with facebook precisely because they were boosting posts they did not see a return on their investment even though it's a five dollar investment and this is they were coming to me they were telling me hey you know you know i'm i'm advertised i've spent like hundred dollars and i've yet to see hundred three hundred dollars come back to me i get to see i will turn on my investment so that's a very poor return obviously no matter the amount i'm not disparaging the hundred dollar even 200 is very little right but you know obviously you know this is just realized that that hundred dollar if not you know return that's a good thing they should be you should be focusing on return of your money how matter no matter how small it is all right so so the answer is basically stop boosting posts and the biggest reason that you should be stop boosting post is for you to do income producing activities very simple right when you boost post flight what happens is that more people maybe your friends or friends or friends they see your post right and people comment they ask you pm me can i get back to you pm me and that makes you as the agent do more admin job you know it makes you become a full-time social media manager do you want to become a social media manager or do you want to be a real estate agent helping people buy or sell property i'm sure the answer is very simple right so you know when people comment on your post people ask you to reach out to them call them back you know it creates more work for you because you don't know you know who are serious who is not serious right and the best way to gauge leads is to actually get the name about email address simple as that right and that only happens outside of facebook when you tell facebook to send traffic to your website right and your website is out there with a form right with name mobile email address and that by the way is called data response marketing and that response marketing it has been around for a long time and it's ideally suited for real estate as well because as a realtor you can get you know leads you can get the name mobile email address and then you can follow up with them again and again and again until they buy from you right and the biggest you know the biggest strategy you know facebook is doing is keeping people on facebook that does not align with your goal your goal is to make money you're going to build your own list build your own platform right and your goal may not be okay may not be to build your own platform but your goal definitely is to not be reliant to not rely on other platforms for business for income right like for example a property guru the first time they started you know they gave everything for free right free account free credit free posting whatever free and suddenly all the agents started joining and then they were they were you know getting a lot of inquiries and a lot of people were visiting property guru until they put a stop to it they put a payroll you know they say okay enough now we need to charge money and then they charge money and those agents were overly reliant suddenly found out that there's no free lunch in the world right and there's a cost for everything so because of that your goal your strategy should be built your own platform your own distribution channel if you look carefully all the successful business people you know especially if you watch shark tank just like me right so all the sharks on shark tank they have their own distribution channel and they just get the entrepreneurs to pitch them ideas and then they choose the product that they know get they can fit their own distribution channel they already have a platform they already have a marketing you know base that they can sell to you just need the right product and then they they they basically connected the product and then boom they make money your goal should be the same way right you're going to be build your own your own marketing platform and building your own list is the best way since the to move forward and then the best way for you to reach out to prospect each of the buyers reach out to sellers in future you can send them whatever property that you have to sell you can send them whatever it is that you want them to buy you know that's the best way to make you know make money that's the best strategy and boost impulse does not fit well with it because like i said earlier it takes you away from income producing activity now income producing activities are stuff that directly gives you money stuff like you know closing the stuff like you know presenting an appointment stuff like face-to-face meetings right these are the more you know profitable areas that you should be doing more and you should be doing less of stuff like admin like reply like for the property description you should probably automate it you should probably hire somebody to do it for you or you should probably you know use technology to automate a lot of their stuff right so so you know back to my question is you know facebook booze going to be profitable and my answer is very clear no you should actually get them to you know go to your website become a lead and that's a better strategy</p>    </div>
