With so many real estate apps on the app store, figuring out which ones deserve space on your smartphone or iPad isn’t easy. That’s why I put together this list of the best real estate apps that are helping agents stay organized, market their brands, and close more deals in 2023 and beyond.

Real estate apps are applications designed for smartphones and tablets that help real estate professionals and their clients generate leads, market homes, and buy and sell properties. While most real estate apps are mobile versions of websites designed for desktop computers, some like Curb Hero were designed specifically as apps for use on mobile devices.

How I Chose the Best Real Estate Apps?

Choosing the best apps is never an easy task. To make sure I was being objective, I looked at five key criteria to choose my picks for the best apps:

1. Utility: Does the app solve a common problem for agents? Would that be worth solving?
2. Pricing: Is the pricing affordable? If not, does the app offer working agents a good return on investment (ROI)?
3. Ease of use: Is the app well-designed and intuitive? Can non-techy agents use it easily without calling tech support?
4. Network effect: Is the app popular with agents? Is there a community that provides support and best practices?
5. Stability: Does the app work as intended most of the time, or does it frequently crash or lag?

1. Propertybase

That’s probably why agents and team leaders gave Sierra’s app 4.8 stars over 733 reviews on the app store.

Let’s face it: In 2023, leads are a little spoiled. They expect (and very often get) nearly instant responses to their online inquiries. Zillow Premier Agent also offers a surprisingly robust free CRM that lets you import leads from BoomTown or Realtor.com through Gmail. You can set up tasks, reminders, texts, and emails like with any good CRM, but it also gives you a granular look at what your leads are searching for on Zillow in detail if you sign up for their My Agent program, which makes you the only buyer’s agent your leads see on Zillow.

Here’s one for agents who constantly find themselves showing prewar listings that need a little TLC. Is that door frame level, or is it the floor that’s wonky? Instead of guessing or raiding the contractor’s toolbox, you can just pull out your phone and get a quick reading.

25. REAL Messenger

After starting a buzz at a recent NAR conference, I couldn’t help but include Fredrik Eklund’s new app, REAL Messenger, on my list. It promises to bring together two things Realtors can’t live without: lead generation and social media. Think of it as an exclusive club for buyers, sellers, and agents offering information about hot properties that haven’t hit the MLS yet.

While the app is still fairly new, it could offer buyers and sellers of high-end homes a Zillow-like experience that is both better tailored to their needs and more fun and engaging. But Eklund and his team have a steep mountain to climb here, since social media apps live or die by something called network effect—the more people use the app, the more useful it becomes, and vice versa.

We’re going to keep a close eye on REAL Messenger, and we’d advise listing agents in hot markets to do the same.

While roOomy has great furniture options and their designers produce high-quality images, their app has limited features for agents and poor reviews in the app store. We wish they spent more time developing the app and less time on professional virtual staging.

The Great Technology Divide

I see agents trip up over technology all the time. Nowhere is the Digital Divide more apparent than in real estate.

The Digital Divide is real; it's about those who know how to use technology and those who don't.

Many realtors think that they must have a degree in IT to make their life easier online!

That may be because they still struggle with simple tech like email or passwords.

Agents Are Wary

So they're telling themselves that they're 'tech idiots'. I've even heard it directly from one of my own agents.

They are blaming themselves for being slow whenever they see 10-year-old kids playing with their smartphones like ducks taking to water.

Well, I'm telling you, it's okay. You're better at many things they struggle at. Here's the good news; technology, like most things in life, gets better with use. The more you use it, the easier it gets!

Yet agents always secretly admire anyone with IT savvy. They go 'WOW' whenever they see young people showing off their tech wizardry. They even buy all these shiny new gadgets that they may not know how to operate. They buy because they have the money (compared to those youngsters).

But when I ask my agents to automate their time-consuming but low-piad tasks, they struggle.

And it was the same thing with my 55-years-old agent Fred Teo, from Knight Frank.

One day he just gave up trying to add his credit card online.

But that didn't stop him from selling 3 Homes in just 5 DAYS.

Not 5 months or 5 weeks. 5 DAYS!

How did he do it?

The secret is, ironically, in technology! Allow me to explain.

My Agents Don't Let Technology (or Lack of it) Stop Them

What this means is that he focused on the ONLY thing that really matters: Clients' Satisfaction.

Why is that?

Fred recognised something what many amateur agents don't; that technology is just a TOOL. It is not how powerful the tool is, it about how you USE it that matters.

But here's something for you to think about...

The Future IS Technology

We're already witnessing the exponential rate of advancements in Technology. And in the future, we're going to rely even more on technology. For the first time in human history, technology is solving real world problems, that was not possible barely a hundred years ago.

In real estate, we're seeing faster transactions made possible because of technology. The real estate purchase cycle is going to be halved, which means faster commission cheques in future. Manual, time-intensive paper work is going extinct.

But I still don't see agents being too happy about this.

Why are agents still afraid of technology? I think it's simple. Fear. They're afraid technology will take their jobs away!

Many realtors are watching the rise of DIY platforms with great fear. There are technology platforms that undercut their services, undercut their commissions. And they're not going away anytime soon!

So they're even more afraid.

That's understandable.

But here's the thing, my friend. You're forgetting the fundamentals behind technology. Let's talk about that.

Let's Revisit the Fundamentals

Why is technology so important?

1. Technology makes the impossible possible. 50 years ago, many careers and disciplines or fields of study did not exist. Even 20 years ago, there were no smartphones!
2. Technology enables automation. It is used to amass and track volumes of data which would be impossible to organise by hand. E.g. Compiling Housing Statistics or Aggregating Sales Data. That frees up our time.
3. Technology speeds up existing process. It invents new ways to do things, like applying for mortgage in real-time. It builds upon itself. It gets better and better.
4. Technology allows duplication. Repetitive tasks can be done easily, precisely and without errors. Like posting the same property on multiple platforms.

So, you see, we're only going to increase our reliance on technology in the future, whether we're ready or not.

Whether we like it or not.

But there's even better news for you...

What Technology Can Never Replace: the Human Touch

Here's why.

As long as there are humans, there will always be a need for housing. Everyone needs a roof over their heads. As long as there are humans, there will always be a need to buy or sell homes.

There will always be a human buyer.

There will always be a human seller. (We have yet to discover aliens, so aliens won't be selling houses soon!! 😂 😁 🤣 )

And there will always be a realtor to introduce the buyer to the seller.

Will the technology change? Yes.

The way buyers and sellers buy and sell homes will change? Yes

Will agents be obsolete? No.

Not as long as a human touch is required.

Not as long human thought, judgement, intuition, empathy and interaction is required.

Artificial Intelligence is still nowhere near us humans, and has decades of improvements left.

Which means, that, property agents are never going out of their jobs in the next 100 years!

So the question is, what should agents do right now?

Embrace Change or be Left Behind

You see, the very thing to improve your agent life actually scares you.

And it certainly scares many of my realtors too.

You must realise that there is no other way; you have to change and adopt technology.

Technology is not the enemy of progress; resisting change is.

Here's How I Solved This for Fred

My team set up Fred's fully customised, automated systems which sent him inquiries by SMS.

All Fred had to do was to follow up quickly enough with all the leads I supplied him with.

The rest was entirely up to him.

He didn't have to change his habits or go out of his comfort zone.

By doing this, technology freed him up to do things he was good at, letting us worry about all the technology.

Now, that's a win-win!

Let's hear it directly from Fred himself...

I still see agents who reject online marketing all the time.

They say that all online leads are:

• low quality
• lousy
• unqualified

Agents are afraid

Understandably, they're afraid to lose money on ads that don't work.

They may have tried to run some ads online on Facebook or Google or any other channel. But then they tried to send direct messages to those leads who said they're interested, and found out many were plain uncontactable. Those whom they managed to get a response from were a combination of curious, not ready, 'just looking' or plain click happy who love to click and click.

Therefore, agents end up thinking that marketing doesn't work.

That's the WORST conclusion to make!

They conclude it's that it's a waste of money to advertise online.

They think that Facebook doesn't have serious buyers or sellers.

They conclude after spending $100, that Facebook doesn't work.

That's NOT True!

In fact, one of my agents, Raama, closed a deal in just 6 hours flat!

From the time the ad went live, to the time the seller applied for a Loan, all it took was just six hours!

And it was a serious, ready to sell home owner on Facebook. Not someone who was 'just curious'.

So how did he do it?

Here's Something Well Known But Little Understood

Everybody knows that almost everyone is online, right?

But that wasn't the case ten years ago, am I right?

So, ten years ago, someone reading the physical, offline newspaper had to be very serious about buying a house, then and only then they would call up an agent, right?

Who would call up an agent asking for the price and saying that they anyhow called them on the phone, for no reason. It wouldn't happen!

So in general, ten years ago, you had to be almost ready to move.

Well, that's no longer the case nowadays.

Online Vs Offline

Since everyone is online, it is a hundred times EASIER, MORE ACCESSIBLE and PAINLESS online.

Easy: It's easier for prospects because in the past, prospects had to spend money, effort and time in order to search for homes. That's no longer the case now. They can find out for free, they can find out much faster and and they don't have to spend a lot of effort. It's too easy.

Accessible: There's a ton of information available online. Data is quadrupling every 12 months now. By next year, because of 5G, the amount of information available online will 10X every year! Think about this for a second. The human race is getting buried under a TON of information, and much of it is unorganised.

Painless: There's no fear of loss because there are no consequences online. They don't have to give up anything personal. No mobile. No email. It's just a messenger app with their face. Anyone can be anonymous and hide behind a fake profile. They're not obligated to go see you in an appointment after they know your price. They can simply read up your listing without even telling you that they were there!

No wonder there are so many click-happy people who click on anything and everything that they come across online.

No wonder prospects tell you they that they were 'just curious'.

And they know you will accept this excuse of theirs. You're not the first agent they told that to and got away with.

So, they know it's all too easy.

But the agent, who is on the receiving end, doesn't think so.

He ends up misunderstanding.

I say misunderstanding because, many agents only see the tip of the iceberg.

It's easy to miss because, the rest of the iceberg is hidden. That's like 80% of the entire iceberg.

What's happening with the online platforms is that because EVERYONE is there, including both qualified and unqualified prospects, by its sheer volume, agents get overwhelmed by unqualified leads.

3 UNIVERSAL TRUTHS

First, in any market, the number of unqualified and not ready prospects is always MORE than the number of active buyers and sellers.

Second, the percentage is roughly CONSISTENT both offline and online. Meaning, at any time, only 5% of prospects are actively looking. the other 95% have a mix of potential prospects, future and bad prospects.

Third, precisely because online is so easy, accessible and painless, Facebook sends you more unqualified ones. The population is the same, the number of qualifieds is the same, just that the larger percentage of unqualified are more active.

Here's how I solved this for Raama

I make prospects jump hoops. By making them fill up more and more forms online, those who end up at the end of this funnel are guaranteed to be more qualified. Why? They said that by their actions.

I also target buyers, knowing that sellers also need to buy after selling. I did this because targeting sellers as buyers is a smarter way. Why? Sellers know they will get hounded by every agent if they say they have a unit to sell. But if they shop around as a buyer, they have less stress.

So, to all those agents who think Facebook doesn't work, I say, you need a better strategy. As the entrepreneur, your job is to find all the places where your clients are hanging out. You just need to do a slightly better job of making prospects jump hoops to get to you.
