<p>So, you've got to treat it like a real business, get really disciplined about it.</p>

<h4>Mastering Communication</h4>
<p>In real estate, the top skill to master is communication.</p>

<p>Want to convince prospects to book an appointment or become your client? Improve your sales skills (interpersonal communication).</p>
<p>Want to keep getting more business from your past clients? Improve your customer service (nonverbal communication).</p>

<p>And 80% of communication is nonverbal, the part about your tone, appearance, expressions, etc. Words are only 20% of the communication.</p>

      <p style="text-align: justify;">hey! what is the most important thing to know for a new agent? hi my name is Yasser Khan and i'm the author of property agent secret book which is the most powerful book in real estate industry guaranteed! so you know after somebody gets the license right obviously they are a new agent and they just got their license they just passed the CEA license in singapore or whatever whatever the examination is in your own country right. what the most important thing after that right? and so okay here's the thing right you know you get a license to practice real estate right but getting a license doesn't mean that automatically you will get you know all the business and that is the most important thing to know why is that so because okay i mean let's be honest right so if you look at life you know anything everything in anything in life right so let's talk about you know doctors right so they go through a rigorous examination process they go through years and years at least five to ten years right and they have their own residency and you know when they're able to when they come out to practice right you know are all doctors equal no right there are some doctors who are mediocre and there are some doctors who are exceptional and what differentiates them is is you know degree about doctoral degree mbbs does it differentiate is that enough of a differentiator to you know to make sure that you know you get a mbbs you are already a successful doctor no so just like you know and you know there are doctors out there who malpractice and who not really you know you don't really make ethical doctors or good doctors similarly you know having a real estate license doesn't make you a pro it doesn't make you you know guarantee it doesn't guarantee success it doesn't guarantee that you will get a certain amount of money by a certain period if you put in the hours and by the way putting in the hours is not going to cut it seriously i mean it's no longer the time when it's going to be enough for you to put 80 90 hours a week into real estate business right so yeah so the most important thing for all new agents for all you new realtors who just got their license is that having a license is not enough you need much more than that and i'm going to share with you a few more things which you will need moving forward now that you have a license right so many people millionaires just get a license right because previously uh you know there were employees they they worked with somebody else they were working for someone else and they want you know they want they saw some agent who was making a lot of money and they want the time freedom that comes with a lot of money and don't they want to be able to spend a lot of quality time with the family so everybody has their own reason for becoming an agent right so you know once you get your lessons the next thing that you need to do is that real estate is not a job it's the business you have to treat it exactly like a business and you know i like to say how you treat your business is how your business will treat you so it's very very true all right so i mean i mean how did i know right in all those years ago when at least even before i was a realtor myself i was doing you know multi-level marketing and exactly it is true how i treated mlm mlm to take me the same way so you know it's not just about you know the industry itself it's also about you as a person what kind of person you are are you trustworthy you know are you able to you know lead people lead a team of people are you able to lead prospects are you able to lead customers are you able to leave your friend so all these place out all this is very very important right and how well you are able to you don't need to be able to speak well right but you need to be able to communicate well and a lot of communication is non-verbal at least eighty percent of the communication is non-verbal and you know uh it okay a lot of people think that you know you have to be able to speak well or you need the gift of the gap in sales so that you can convince anybody and anyone to buy from you or to help sell from you that's not true right you don't need to give to the gap why is that because like i said early on communication you have to master communication you have to convince prospect to list with you right and how do you do that right okay you do that not by you know talking you do that by active listening and communication half of communication is actually listening so you got to be able to you know listen actively listen attentively right and then you know like i said you know communication 80 of communication is actually non-verbal and it's not what what we say is also what we portray right how we dress and our facial expression our you know emotions come into play right and people get emotions very very quickly right and you know and especially in sales the emotion of neediness emotion of you know i need the sale i'm desperate for sale that is a huge huge turn off for all prospects nobody wants to be you know nobody wants to be near somebody who is so needy who is desperate for so you know that emotion is a huge turn off and you know that is the wrong kind of communication when you're doing in front of prospect in front of clients right so that the second most important thing to know right communication is the top scale communication master communication and you will master real estate and the third thing that you that i'm gonna throw in as a bonus right is you know prospecting right so prospecting means that you get protect to come to you you get leads right so let's go instead of prospecting uh quality generation right so lead generation means that you get inquiries online offline people approach you for your property that you have for sale for you know for for whatever for selling for for rental for investment right how do you get a lot of prospect to reach out to you right okay here's here's one tip from me right don't copy whatever even out there is doing seriously do not do that do not copy right why is that so number one the number one reason not to do that is majority of agents are struggling i mean i'm i'm gonna be on upfront with you i'm gonna be very honest with you right majority of unions are struggling with business therefore i if i was an agent i wouldn't do the same thing the majority of idiots were doing why because my results would be the same will be the same as the majority of other agents out there so i wouldn't definitely do what you know majority of agents are doing definitely right even though it's nothing personal i mean i don't have an agenda against them i'm not angry with a majority of israel i don't have you know uh uh a bug back i don't have a personal data against them no none of those things this is business it's not personal and in business right you is your is your reputation on the line number one is your income on the line number two right so the real estate agent business that you are going to build right is going to feel this is going to be the field that you know for the family that you want for the life that you want for the marriage that you want so you got to take this business very very seriously and the foundation of this business are leads right so how do you get leads how do you get prospects to reach out to you you know you know you don't have to do donor kings don't do drone working cc right you know especially when there was the viral pandemic suddenly you know donald king was gone you couldn't do the working at all right so i mean it's a good thing right seriously you don't have to go and beg people for business at the door seriously it's not really effective at all in 2020 and number two don't do cold calling call calling seriously seriously cool calling sucks nobody loves school calling and the only people who love coco are the people who've never done in their life seriously i mean i know i've done it i've called and i hated it seriously and the results were not that good seriously cold calling is for people who do not know how to generate business how to generate leads seriously period right and what about flies okay so the thing about flies is that you know you have to automate flyers that's the key thing and the second key thing about flies if you want to show flies is i mean obviously when i said automate i mean i mean that you are not the one who throw flyers all right and the second thing about flies which is even more important than the first one is what you say on the flyer early on i said do not copy what every other agent is doing and it the same thing with slides do not copy other agents like seriously you got to talk about benefits you never talk about future don't talk about yourself talk about prospects talk about benefit talk about you know meaning what it means for the prospect what it means for the buyer what it means for the seller right stop talking about yourself this business is not about you the business is about the actual clients right and they are the one who makes money and you know seriously another reason not to listen to other agent is because other users are not your clients they know your customers they're not even your prospect so definitely you shouldn't be talking to them definitely right you shouldn't be talking about yourself all the time it's boring like talk about yourself me me me me me it's totally boring and it's a huge turn off don't do that don't do that at all all right so i <p><span>Some say that there's no balance. Others claim to do it easily.</span></p>
<p>So what's the answer?</p>
<p><span>The single most consistent answer has to do with <strong>habits</strong>. </span></p>

<h4 style="text-align: center;"><span>How do you something is how you do everything.</span></h4>
<p>And it's true.</p>
<p>Look at any area of your life and compare the results with how you approach that area.</p>
<p>So here's the thing.</p>

<h3>Secrets of Highly Productive Top Agents</h3>
<p>There are 3 key areas you need to focus in order to achieve work life balance.</p>

<p>Focus on these three and you'll achieve balance.</p>

<h3>Secret #1: Space</h3>
<p>By this I mean physical space.</p>
<p>Obviously, the best option is to have your own dedicated space to concentrate on work and minimise distractions so that you can get more done.</p>
<p>But obviously, everyone's different.</p>
<p>Not everyone may have their own dedicated workspace or a home office.</p>
<p>That's where time comes in.</p>

<h3>Secret #2: Time</h3>
<p>What is your daily routine like?</p>
<p>What are your family members doing at a specific time (assuming you don't live alone)?</p>
<p>Are you factoring in their needs and routines?</p>
<p>I made the mistake of not taking into consideration the needs of my family.</p>
<p>And my productivity suffered.</p>
<p>Of course, few people can totally zone out and not let their family members distract them away from working.</p>
<p>But the majority will need to do something about this.</p>
<p> I solved this by carefully documenting my own routine and my wife's and kids' routines.</p>
<p>I downloaded smartphone apps that let me know where I spent my time on.</p>
<p>I noted my family's meal times, play times, sleep times.</p>
<p>Then I found a pattern.</p>
<p>And that was the time I could work in.</p>
<p>But sometimes, even that time wasn't enough.</p>
<p>And that had to do with Energy.</p>

<h3>Secret #3: Energy</h3>
<p>Everyone, including me, has a time when we're 'in the zone'.</p>
<p>We're our most productive, energetic, motivated selves.</p>

Hi! my name is Yasser Khan and I'm the author of property agent secrets book which is the most powerful book in real estate industry guaranteed! So a lot of agents you know they're asking this kind of question now that we are in a circuit breaker and we because of the coronavirus we have semi lockdown they ask me how to balance work and family life not that more and more people are staying at home. So, you know, if you ask the experts, if you read books on this topic, if you can even do a search or Google online there are so many answers out there and you know some people say that you know you know that you you know is virtually non-existent there is no balance between work life or family life and there is no difference and people can switch between work one moment and next to you know family family life when they're working from home especially right so and and other I didn't say that you know seriously if you went asking this question then the problem is that you know you may not be enjoying your work life will not be enjoying your work so how do you balance between these two extremes how did you reconcile between these two ideas so what's my take on it here's the thing right okay that the single most consistent answer to this question has to do with habits and you know whether you're in the habit of you know anything or not whether you're in balance or not right so people who can balance their life who can balance all aspects of their life you will find that they are very very you know very very consistent right and that directly has to do with this concept how you do something is how you do every single thing so people who are very very organized especially for example you find that table very very neat and organized you'll find that those are the people who are better in terms of balancing certain I expect like for example especially when they're working from home they know how to prioritize work and they know how to you know spend time dedicate time for the family right so it all comes down to habit and you know the thing by habit is that you know they are good habits they have bad habits and you know the bad habit is that you know you've got no balance at all you know you you know work live with family live and you get confused so for example you know sometimes you know even I used to fall into this trap for example you know I like for the unfortunate that some my favorite show on TV and suddenly you know all those years ago I would find myself being pulling in by the show and I will forget all about work for example right so that is of trap that you and I used to fall so how do I overcome that and the thing is that you know you go to dedicate there are two ways to it you know one space and there is time so the space expect the speed sensor is pretty straightforward that you go have a dedicated space that you get a workstation that you set up for you know by that you get a laptop just for work at home for example and then we have a setup and you know set up a connection with internet and set up a cloud service and all that you know how many people do is you know every Pete every person has their own preferred way of doing it so you know a workspace is this dedicated space that you use just so would and you know some people they even build a home office and do know that ideal but my every person is able to do that right so for those of you you know who have dedicated space then I think that solves the problem pretty much 90% or 80% of the problem of mingling right you just you know check yourself up in the etiquette is paid and then you know you continue doing what you're supposed to do and you find that you get more things than that way right and then you know I for those of you who don't have a dedicated space what do you what did you do right then it comes into you know the area of timing right you got to find you go to you know up there for a few days you know how can you you know observe your your daily routine right observe not only the thing about routine is that you not only have to look at your own routine you should go to look at your family routine you're supposed to look at the routine of the children right so early on I said that you know the mistake I made was I was frequently mixing work with family and other confused like what happens when I have a favorite show on TV then I was stay and watch it and you know that's the test my floor right all those years ago and even sometimes nowadays as well so how did they overcome that is that you know the things that I realized that I wasn't paying attention to what the routine of my family of my children I knew my own routine right but the thing is that you know when I jot it down you know what time this peak this vicar what time they asleep what a match my wife's you know need to do certain things like you know meal times for example and rest time and play time especially especially right so you know I wasn't taking note and all this change when I started documenting and when a document right you know I have I kept careful notes of what time I wake up and even you know I mean you know this you don't even have to take notes you just have to have an application on your smartphone right just download an app on your smartphone and it will tell you what as your waking time how long did you sleep what are you doing right even especially in your home right you would do a big turn or when you log on to you know Facebook for example how much time you spend on that and all that and you tell you you know so I use a lot of tools like that and that that gave me a better idea of my own schedule of my own you know routine while I was doing and where I could improve so I saw all the holes there I saw all the you know the bad things which I were doing and I knew what I had to get done right but you know you know because I hadn't factored in my you know my family you know their routine maturity and my spouse's routine right that I you know that is why the successful than ideal but when I swapped it in when I found out you know about my man my children about my wife and all that know when they wake up do the same thing the devil to me and you know I could see a pattern when I saw a pattern right then I was I realized that the specific timing will work very very well and because the thing about timing is also early on physical space right I also mentioned right now I'm talking about timing right and when I understood about timing I realized one more thing which I didn't mention energy so space time energy right so there is a specific time in the day when your energy is the highest is the maximum and in that maximum time you get the most things done you know have you heard about the 80/20 principle it appears 80/20 principle says that you know 80% of our time our productivity comes from only 20% of activities so you go to find those 20% of activity when you do that 80% of your work is done 80% to your productivity is completed so you know when I realize when I analyze right all the timing where I'm spending on I realized that you know 20% off you know all okay all the things that I was doing right right okay in the entire day entire day 80% of the productivity that the productive stuff that I got done what only done in 20% of the time and that 20% of the time was done when my energy match my motivation right man have you got the highest and I could talk the most most things done and when you are in your energy revenue energy is the highest right you are in the zone and you can get things done you got you got very few you know blockers because very few you know our chances of not getting things done because death depended your energy is higher and seriously seriously no Delta 80/20 principle in action and when I found out it was mine boy you know mind blowing thing for me I realized what was the thing that was holding me back and you know when I discovered that right I kept doing it again and again and again and every single day I did that and the productivity went up all the way and by productivity I mean you know you know improving professionally you know taking my business where I wanted to go working on my business so that I get less things done yet I get more income I get more you know customers coming in and I am able to serve them better so that is what I mean by productivity so you know the secret to balancing work and family is actually in these three things the first is space you know the second is time and the third is energy and that is how you do it!</p>    </div>

<p>Our society is getting more sceptical every day, right?</p>
<p>According to them, everything and everyone is a scam!</p>
<p>The word scam is their favourite new buzzword! Did you know that there are more than 561,000,000 results for that word on Google alone!</p>
<p>See a new product? Must be a scam!</p>
<p>Hear an ad? Must be scam!</p>
<p>There's a new social media service out there. Definitely a scam!</p>
<p>People are quickly dismissing anything, I mean literally anything, as just scam! The news are full of it too, right?</p>
<p>But aren't you doing more harm than good in your enthusiasm? What if it's not them. but it's you?! You're missing out on genuine opportunities!</p>
<p>I bet even your prospects or clients are calling you a scam too right? There are people saying that the whole idea of a realtor is a scam, a rip off, a big con!</p>
<p>So, how do you tell which is real and which is bullshit? How do you protect yourself against scams? How do you overcome your natural scepticism and benefit from those which are not scams?</p>
<p>More importnantly, as a realtor, how do you tell if someone helping realtors is not a scam? Some Facebook Expert is not a scam?</p>

  <h4>The Great Technology Divide</h4>
<p>I see agents trip up over technology all the time. Nowhere is the Digital Divide more apparent than in real estate.</p>
<p>The Digital Divide is real; it's about those who know how to use technology and those who don't.</p>
<p>Many realtors think that they must have a degree in IT to make their life easier online!</p>
<p>That may be because they still struggle with simple tech like email or passwords.</p>

<h4>Agents Are Wary</h4>
<p>So they're telling themselves that they're 'tech idiots'. I've even heard it directly from one of my own agents.</p>
<p>They are blaming themselves for being slow whenever they see 10-year-old kids playing with their smartphones like ducks taking to water.</p>
<p>Well, I'm telling you, it's okay. You're better at many things they struggle at. Here's the good news; technology, like most things in life, gets better with use. The more you use it, the easier it gets!</p>
<p>Yet agents always secretly admire anyone with IT savvy. They go 'WOW' whenever they see young people showing off their tech wizardry. They even buy all these shiny new gadgets that they may not know how to operate. They buy because they have the money (compared to those youngsters).</p>
<p>But when I ask my agents to automate their time-consuming but low-piad tasks, they struggle.</p>
<p>And it was the same thing with my 55-years-old agent Fred Teo, from Knight Frank.</p>
<p>One day he just gave up trying to add his credit card online.</p>
<p>But that didn't stop him from selling 3 Homes in just 5 DAYS.</p>
<p><em>Not 5 months or 5 weeks. </em><strong><span style="text-decoration: underline;">5 DAYS!</span></strong></p>
<p>How did he do it?</p>
<p>The secret is, ironically, in technology! Allow me to explain.</p>

<h4>My Agents Don't Let Technology (or Lack of it) Stop Them</h4>
<p>What this means is that he focused on the ONLY thing that really matters: <span style="text-decoration: underline;"><strong>Clients' Satisfaction</strong></span>.</p>
<p>Why is that?</p>
<p>Fred recognised something what many amateur agents don't; that technology is just a TOOL. It is not how powerful the tool is, it about how you <span style="text-decoration: underline;">USE</span> it that matters.</p>
<p>But here's something for you to think about...</p>

<h4>The Future <span style="text-decoration: underline;">IS</span> Technology</h4>
<p>We're already witnessing the exponential rate of advancements in Technology. And in the future, we're going to rely even more on technology. For the first time in human history, technology is solving real world problems, that was not possible barely a hundred years ago.</p>
<p>In real estate, we're seeing faster transactions made possible because of technology. The real estate purchase cycle is going to be halved, which means faster commission cheques in future. Manual, time-intensive paper work is going extinct.</p>
<p>But I still don't see agents being too happy about this.</p>
<p>Why are agents still afraid of technology? I think it's simple. Fear. They're afraid technology will take their jobs away!</p>
<p>Many realtors are watching the rise of DIY platforms with great fear. There are technology platforms that undercut their services, undercut their commissions. And they're not going away anytime soon!</p>
<p>So they're even more afraid.</p>
<p>That's understandable.</p>
<p>But here's the thing, my friend. You're forgetting the fundamentals behind technology. Let's talk about that.</p>

<h4>Let's Revisit the Fundamentals</h4>
<p>Why is technology so important?</p>

<ol>
 	<li><strong>Technology makes the impossible possible</strong>. 50 years ago, many careers and disciplines or fields of study did not exist. Even 20 years ago, there were no smartphones!</li>
 	<li><strong>Technology enables automation.</strong> It is used to amass and track volumes of data which would be impossible to organise by hand. E.g. Compiling Housing Statistics or Aggregating Sales Data. That frees up our time.</li>
 	<li><strong>Technology speeds up existing process</strong>. It invents new ways to do things, like applying for mortgage in real-time. It builds upon itself. It gets better and better.</li>
 	<li><strong>Technology allows duplication.</strong> Repetitive tasks can be done easily, precisely and without errors. Like posting the same property on multiple platforms.</li>
</ol>
<p>So, you see, we're only going to increase our reliance on technology in the future, whether we're ready or not.</p>
<p>Whether we like it or not.</p>
<p>But there's even better news for you...</p>

<h4>What Technology <span style="text-decoration: underline;">Can Never Replace</span>: the Human Touch</h4>
<p>Here's why.</p>
<p>As long as there are humans, there will always be a need for housing. Everyone needs a roof over their heads. As long as there are humans, there will always be a need to buy or sell homes.</p>
<p>There will always be a human buyer.</p>
<p>There will always be a human seller. (We have yet to discover aliens, so aliens won't be selling houses soon!! 😂 😁 🤣 )</p>
<p>And there will always be a realtor to introduce the buyer to the seller.</p>
<p>Will the technology change? Yes.</p>
<p>The way buyers and sellers buy and sell homes will change? Yes</p>
<p>Will agents be obsolete? No.</p>
<p>Not as long as a human touch is required.</p>
<p>Not as long human thought, judgement, intuition, empathy and interaction is required.</p>
<p>Artificial Intelligence is still nowhere near us humans, and has decades of improvements left.</p>
<p>Which means, that, property agents are never going out of their jobs in the next 100 years!</p>
<p>So the question is, what should agents do right now?</p>

<h4>Embrace Change or be Left Behind</h4>
<p>You see, the very thing to improve your agent life actually scares you.</p>
<p>And it certainly scares many of my realtors too.</p>
<p>You must realise that there is no other way; you have to change and adopt technology.</p>
<p>Technology is not the enemy of progress; resisting change is.</p>

<h4>Here's How I Solved This for Fred</h4>
<p>My team set up Fred's fully customised, automated systems which sent him inquiries by SMS.</p>
<p>All Fred had to do was to follow up quickly enough with all the leads I supplied him with.</p>
<p>The rest was entirely up to him.</p>
<p>He didn't have to change his habits or go out of his comfort zone.</p>
<p>By doing this, technology freed him up to do things he was good at, letting us worry about all the technology.</p>

  <p>I still see agents who reject online marketing all the time.</p>
<p>They say that all online leads are:</p>

<ul>
 	<li>low quality</li>
 	<li>lousy</li>
 	<li>unqualified</li>
</ul>
<h4>Agents are afraid</h4>
<p>Understandably, they're afraid to lose money on ads that don't work.</p>
<p>They may have tried to run some ads online on Facebook or Google or any other channel. But then they tried to send direct messages to those leads who said they're interested, and found out many were plain uncontactable. Those whom they managed to get a response from were a combination of curious, not ready, 'just looking' or plain click happy who love to click and click.</p>
<p>Therefore, agents end up thinking that marketing doesn't work.</p>

<h4>That's the WORST conclusion to make!</h4>
<p>They conclude it's that it's a waste of money to advertise online.</p>
<p>They think that Facebook doesn't have serious buyers or sellers.</p>
<p>They conclude after spending $100, that Facebook doesn't work.</p>

<h4>That's NOT True!</h4>
<p>In fact, one of my agents, Raama, closed a deal in just 6 hours flat!</p>
<p>From the time the ad went live, to the time the seller applied for a Loan, all it took was just six hours!</p>
<p>And it was a serious, ready to sell home owner on Facebook. Not someone who was 'just curious'.</p>
<p>So how did he do it?</p>

<h4>Here's Something Well Known But Little Understood</h4>
<p>Everybody knows that almost everyone is online, right?</p>
<p>But that wasn't the case ten years ago, am I right?</p>
<p>So, ten years ago, someone reading the physical, offline newspaper had to be very serious about buying a house, then and only then they would call up an agent, right?</p>
<p>Who would call up an agent asking for the price and saying that they anyhow called them on the phone, for no reason. It wouldn't happen!</p>
<p>So in general, ten years ago, you had to be almost ready to move.</p>
<p>Well, that's no longer the case nowadays.</p>

<h4>Online Vs Offline</h4>
<p>Since everyone is online, it is a hundred times EASIER, MORE ACCESSIBLE and PAINLESS online.</p>
<p><span style="text-decoration: underline;"><strong>Easy</strong></span><strong>:</strong> It's easier for prospects because in the past, prospects had to spend money, effort and time in order to search for homes. That's no longer the case now. They can find out for free, they can find out much faster and and they don't have to spend a lot of effort. It's too easy.</p>
<p><span style="text-decoration: underline;"><strong>Accessible</strong></span><strong>:</strong> There's a ton of information available online. Data is quadrupling every 12 months now. By next year, because of 5G, the amount of information available online will 10X every year! Think about this for a second. The human race is getting buried under a TON of information, and much of it is unorganised.</p>
<p><span style="text-decoration: underline;"><strong>Painless</strong></span><strong>:</strong> There's no fear of loss because there are no consequences online. They don't have to give up anything personal. No mobile. No email. It's just a messenger app with their face. Anyone can be anonymous and hide behind a fake profile. They're not obligated to go see you in an appointment after they know your price. They can simply read up your listing without even telling you that they were there!</p>
<p>No wonder there are so many click-happy people who click on anything and everything that they come across online.</p>
<p>No wonder prospects tell you they that they were 'just curious'.</p>
<p>And they know you will accept this excuse of theirs. You're not the first agent they told that to and got away with.</p>
<p>So, they know it's all too easy.</p>

<h4>But the agent, who is on the receiving end, doesn't think so.</h4>
<p>He ends up misunderstanding.</p>
<p>I say misunderstanding because, many agents only see the tip of the iceberg.</p>
<p>It's easy to miss because, the rest of the iceberg is hidden. That's like 80% of the entire iceberg.</p>
<p>What's happening with the online platforms is that because EVERYONE is there, including both qualified and unqualified prospects, by its sheer volume, agents get overwhelmed by unqualified leads.</p>

<h4><strong>3 UNIVERSAL TRUTHS</strong></h4>
<p><em>First, in any market, the number of unqualified and not ready prospects is always <span style="text-decoration: underline;"><strong>MORE</strong> </span>than the number of active buyers and sellers.</em></p>
<p><em>Second, the percentage is roughly <span style="text-decoration: underline;"><strong>CONSISTENT</strong> </span>both offline and online. Meaning, at any time, only 5% of prospects are actively looking. the other 95% have a mix of potential prospects, future and bad prospects.</em></p>
<p><em>Third, precisely because online is so easy, accessible and painless, Facebook sends you more unqualified ones. The population is the same, the number of qualifieds is the same, just that the <strong><span style="text-decoration: underline;">larger percentage</span></strong> of unqualified are more active.</em></p>

<h4><strong>Here's how I solved this for Raama</strong></h4>
<p>I make prospects jump hoops. By making them fill up more and more forms online, those who end up at the end of this funnel are guaranteed to be more qualified. Why? They said that by their actions.</p>
<p>I also target buyers, knowing that sellers also need to buy after selling. I did this because targeting sellers as buyers is a smarter way. Why? Sellers know they will get hounded by every agent if they say they have a unit to sell. But if they shop around as a buyer, they have less stress.</p>
<p>So, to all those agents who think Facebook doesn't work, I say, you need a better strategy. As the entrepreneur, your job is to find all the places where your clients are hanging out. You just need to do a slightly better job of making prospects jump hoops to get to you.</p>

      <p style="text-align: justify;">I still see agents who reject online marketing all the time. They say that all online leads are: low quality, lousy, unqualified. Agents are afraid Understandably, they're afraid to lose money on ads that don't work. They may have tried to run some ads online on Facebook or Google or any other channel. But then they tried to send direct messages to those leads who said they're interested, and found out many were plain uncontactable. Those whom they managed to get a response from were a combination of curious, not ready, 'just looking' or plain click happy who love to click and click. Therefore, agents end up thinking that marketing doesn't work. That's the WORST conclusion to make! They conclude it's that it's a waste of money to advertise online. They think that Facebook doesn't have serious buyers or sellers. They conclude after spending $100, that Facebook doesn't work. That's NOT True! In fact, one of my agents, Raama, closed a deal in just 6 hours flat! From the time the ad went live, to the time the seller applied for a Loan, all it took was just six hours! And it was a serious, ready to sell home owner on Facebook. Not someone who was 'just curious'. So how did he do it? Here's Something Well Known But Little Understood Everybody knows that almost everyone is online, right? But that wasn't the case ten years ago, am I right? So, ten years ago, someone reading the physical, offline newspaper had to be very serious about buying a house, then and only then they would call up an agent, right? Who would call up an agent asking for the price and saying that they anyhow called them on the phone, for no reason. It wouldn't happen! So in general, ten years ago, you had to be almost ready to move. Well, that's no longer the case nowadays. Online Vs Offline Since everyone is online, it is a hundred times EASIER, MORE ACCESSIBLE and PAINLESS online. Easy: It's easier for prospects because in the past, prospects had to spend money, effort and time in order to search for homes. That's no longer the case now. They can find out for free, they can find out much faster and and they don't have to spend a lot of effort. It's too easy. Accessible: There's a ton of information available online. Data is quadrupling every 12 months now. By next year, because of 5G, the amount of information available online will 10X every year! Think about this for a second. The human race is getting buried under a TON of information, and much of it is unorganised. Painless: There's no fear of loss because there are no consequences online. They don't have to give up anything personal. No mobile. No email. It's just a messenger app with their face. Anyone can be anonymous and hide behind a fake profile. They're not obligated to go see you in an appointment after they know your price. They can simply read up your listing without even telling you that they were there! No wonder there are so many click-happy people who click on anything and everything that they come across online. No wonder prospects tell you they that they were 'just curious'. And they know you will accept this excuse of theirs. You're not the first agent they told that to and got away with. So, they know it's all too easy. But the agent, who is on the receiving end, doesn't think so. He ends up misunderstanding. I say misunderstanding because, many agents only see the tip of the iceberg. It's easy to miss because, the rest of the iceberg is hidden. That's like 80% of the entire iceberg. What's happening with the online platforms is that because EVERYONE is there, including both qualified and unqualified prospects, by its sheer volume, agents get overwhelmed by unqualified leads. 3 UNIVERSAL TRUTHS First, in any market, the number of unqualified and not ready prospects is always MORE than the number of active buyers and sellers. Second, the percentage is roughly CONSISTENT both offline and online. Meaning, at any time, only 5% of prospects are actively looking. the other 95% have a mix of potential prospects, future and bad prospects. Third, precisely because online is so easy, accessible and painless, Facebook sends you more unqualified ones. The population is the same, the number of qualifieds is the same, just that the larger percentage of unqualified are more active. Here's how I solved this for Raama I make prospects jump hoops. By making them fill up more and more forms online, those who end up at the end of this funnel are guaranteed to be more qualified. Why? They said that by their actions. I also target buyers, knowing that sellers also need to buy after selling. I did this because targeting sellers as buyers is a smarter way. Why? Sellers know they will get hounded by every agent if they say they have a unit to sell. But if they shop around as a buyer, they have less stress. So, to all those agents who think Facebook doesn't work, I say, you need a better strategy. As the entrepreneur, your job is to find all the places where your clients are hanging out. You just need to do a slightly better job of making prospects jump hoops to get to you. That's all!</p>    </div>

  <p><span style="color: #c02026;"><strong>“<em>Your programming is so intrinsic to your mental process that you are hardly aware of its existence, until you try to communicate with someone with a different programming.</em>” – Donella Meadows</strong></span></p>
<p>I read an article a while back that revealed that widespread use of electric cars would reduce oil demand (and the demand for imported oil) MORE than use of all renewable power sources COMBINED, such as solar and nuclear.</p>
<p>The numbers were pretty staggering ... something like a 2.5 million barrel a day reduction in oil use if only one in three car owners used electric cars.</p>
<p>This scenario would reduce emissions by 7 percent (3 percentage points more than a proposed national renewable standard) and reduce reliance on oil imports from 60 percent to 40 percent.</p>
<p>Most of us fall into the kind of “mind trap” described above at some point in our lives, and I wonder how many of you have been ensnared by narrow thinking?</p>
<p>Huge effort, energy and finances are being put behind a national renewable standard which is thought to be the correct path to solve the looming energy crisis.</p>
<p>That’s the road we’re going down, and we’re going to travel it fast and hard and with blinders on.</p>
<p>I’m oversimplifying this, of course, but I’m doing so because I want to make a really important point. In the example above, we can see that an entirely different way of approaching the same problem could almost double the results.</p>
<p>Can you see any parallels to this in your own business?</p>
<p>How many real estate agents have stood like a deer in the headlights watching the rough market ... ANY market for that matter ... bearing down on them at full speed, and decided that the way to get through it was to simply work harder and longer?</p>
<p>The truth is that property agents struggle with lead generation in EVERY SINGLE MARKET ... good, bad and ugly.</p>
<p>And the typical knee-jerk reaction is: Instead of doing a hundred cold calls a day, do three hundred. Instead of spending four hours a day door knocking, spend ten.</p>
<p>In other words, do more of what you’ve been doing and do it faster and for longer because perhaps tripling your effort can help you stay afloat.</p>
<p>To me, this sounds a little like trying to outrun a Tsunami.</p>
<p>I know from my own experience that you can’t outrun your problems in this way ... I tried</p>
<p>But what if doing something else entirely could double or triple your results in half the time?</p>
<p>What if there really were a better way – a MUCH better way – of mapping out how to market real estate – how to attract clients, to build a profitable, consistently profitable, business.</p>
<p>Obviously this is an attractive thought, but the truth is that many agents get so busy doubling and tripling their efforts – doing, doing, doing – that they never stop long enough to consider how efficient those efforts are and if there actually could be an entirely different and better way to get them even closer to their goals.</p>
<p>I’m speaking from my own experience.</p>
<p>I got hungry for success very early in my career. But being the number one agent in my team was both a triumph and a curse for me. It’s like an academy award winning actor who can now no longer carelessly pursue his or her career, quite conscious that their every move from now on will be measured against this win.</p>
<p>I became so possessed with keeping up the performance I’d set for myself that my life became quite secondary to my obsession with this business. I was the one putting in eighteen hour days, 7 days a week because, at that point, I felt that was the only way to keep pushing the envelope.</p>
<p>Thankfully I was wrong and ultimately discovered my own equivalent of the electric car.</p>
<p>I discovered, among other things, that I didn’t have to trade my time to chase after prospects because there was an easy way to get prospects to chase me instead.</p>
<p>Can you imagine how life changing this realisation was?</p>
<p>It was like someone who had been blind from birth suddenly given the gift of sight. Or being woken up from a coma.</p>
<p>I had spent so long killing myself by following the old rules that it took something huge to stop me long enough to open my eyes.</p>
<p>That “something” was what we call “burn out”.</p>
<p>I was so worn out and depressed with how much it was taking out of me that I came very close to quitting the property industry altogether.</p>
<p>Until I read Michael Gerber's bestselling book 'The E-Myth'.</p>
<p>He opened my eyes to the reality hiding in plain sight, that my business was dependent on me. That I had to take myself out of the equation and set up a way to do old things in a new way without my direct or personal involvement. This realisation forced me to look to technology for a solution. I was the limiting factor.</p>
<p>What I did next was to hire the best programmers money could buy and tell them to create a full, 360 degree, fully integrated system for me. I coughed up $50,000 out of my first big commissions to make this happen. I had never spent that much money in one go on anything ever before.</p>
<p>It took a lot of work to get there. After 9 long months and numerous time-consuming revisions with my Software Development team, I turned my system on in September 2009.</p>
<p>For the first time in my career, I now had a well-oiled machine running my entire agent business on autopilot, without my direct involvement and time.</p>
<p>This was totally unheard of... How could you automate real estate? Was it even possible? Especially in Singapore? In an economic downturn (2009) no less?</p>
<p>I didn't realize it then, but this system would go on to transform other Singapore Property Agents' lives as well. It was like I invented an electric car for Real Estate.</p>
<p>I was now getting a lot of leads a month consistently, and I had a system in place to automatically serve buyers and sellers.</p>
<p>Interested buyers would book appointments with me and my System gave me a MASSIVE closing rate of 85%. (Before, I had a very poor closing rate of just 20%)</p>
<p>My clients were getting WOWED by my stellar customer service.</p>
<p>I was getting way MORE business than I ever had before, and ironically, I was working ten times LESSER than before, while ENJOYING it a hundred times more!</p>
<p>But still.</p>
<p>It’s really HARD to change the way you’re used to doing things.</p>
<p>Not because the new way is difficult or expensive, but because there are a whole truckload of emotions that get in the way: fear, disbelief, self-doubt.</p>
<p>And that big one – programming.</p>
<p>The answer to how you can really make this industry work for you (instead of against you) is staring you in the face but you are unable to see it because what you think and believe you’re seeing is so ingrained that you’re blind to any other interpretation.</p>
<p>It’s like those optical illusions I’m sure you've seen before – the drawing with the young lady/old lady or the one with the two faces/vase, where you will see either one thing or the other, depending on how you look at it.</p>
<p>And if you don’t look closely, if you become narrow-minded and so focused that you only see one of the images, you simply can’t see that the other exists at all.</p>
<p>Probably one of the best of these that I've seen can be found below, where the picture amazingly flips between Albert Einstein and Marilyn Monroe (move back 15 feet away and try to see this picture again).</p>

<p>Two pretty different looking people I’m sure you’d agree, and yet, there she is staring at you without you even being aware UNLESS you do as instructed and stand 15 feet away.</p>
<p>That’s what I challenge you to do.</p>
<p>Take a day or two and stand a distance away from your business so you can more objectively evaluate what’s really working and what’s not, and what you can do to achieve explosive growth.</p>

<p id="4fbc" class="gh gi bz at gj b gk gl gm gn go gp gq gr gs gt gu" data-selectable-paragraph="">Bobby quietly confessed to me, in private, so that our upline couldn’t hear this shocking revelation.</p>
<p id="a14c" class="gh gi bz at gj b gk gl gm gn go gp gq gr gs gt gu" data-selectable-paragraph="">This was on a night in late 2009 when I was just starting to make money for the first time as a realtor in PropNex. The whole 100-strong division under my upline’s boss was gathered for dinner at a nice Boat Quay seafood restaurant to celebrate the success of team members together.</p>
<p id="1e12" class="gh gi bz at gj b gk gl gm gn go gp gq gr gs gt gu" data-selectable-paragraph="">It was the day my colleague Bobby quit real estate for good, never to be seen.</p>
<p id="132b" class="gh gi bz at gj b gk gl gm gn go gp gq gr gs gt gu" data-selectable-paragraph="">I was genuinely puzzled, because he had struggled for only about 2 months after joining and then had gone on to actually make money in each of the next 9 months.</p>
<p id="fe16" class="gh gi bz at gj b gk gl gm gn go gp gq gr gs gt gu" data-selectable-paragraph="">I admired him because I thought he was way smarter than me.</p>
<p id="0a78" class="gh gi bz at gj b gk gl gm gn go gp gq gr gs gt gu" data-selectable-paragraph="">Because he joined months after me but quickly became my senior in both rank and income.</p>
<p id="ae6f" class="gh gi bz at gj b gk gl gm gn go gp gq gr gs gt gu" data-selectable-paragraph="">So I turned to him and asked why he wanted to quit so suddenly, when he had just clocked 4 sales that month alone and that too at a time when things had never been better for him.</p>
<p id="c937" class="gh gi bz at gj b gk gl gm gn go gp gq gr gs gt gu" data-selectable-paragraph="">He said he didn’t like our upline.</p>
<p id="a7e2" class="gh gi bz at gj b gk gl gm gn go gp gq gr gs gt gu" data-selectable-paragraph="">Couldn’t stand her.</p>
<p id="a83e" class="gh gi bz at gj b gk gl gm gn go gp gq gr gs gt gu" data-selectable-paragraph="">Said he was under tremendous pressure to deliver.</p>
<p id="de13" class="gh gi bz at gj b gk gl gm gn go gp gq gr gs gt gu" data-selectable-paragraph="">And was feeling very overwhelmed with all the big expectations of him.</p>
<p id="2365" class="gh gi bz at gj b gk gl gm gn go gp gq gr gs gt gu" data-selectable-paragraph="">I wasn’t surprised.</p>
<p id="f339" class="gh gi bz at gj b gk gl gm gn go gp gq gr gs gt gu" data-selectable-paragraph="">I knew my upline did set tough sales targets for us downlines.</p>
<p id="50f6" class="gh gi bz at gj b gk gl gm gn go gp gq gr gs gt gu" data-selectable-paragraph="">But I still couldn’t understand the exact problem he had with her.</p>
<p id="6a1a" class="gh gi bz at gj b gk gl gm gn go gp gq gr gs gt gu" data-selectable-paragraph="">I didn’t realise it at the time, but because I was simply cobroking my deals with my upline, I was in her ‘good books’. I was just getting flooded with more leads than I could handle on my own. So I had no choice but to pass them around. That made me the ‘golden haired boy’ of our division, never mind the fact that I was pulling my hair out of frustration from wasting so many leads.</p>
<p id="68c1" class="gh gi bz at gj b gk gl gm gn go gp gq gr gs gt gu" data-selectable-paragraph="">I grabbed hold of Bobby, looked into his eyes and said,</p>

 	<li id="e06a" class="gh gi bz at gj b gk hr gm hs go ht gq hu gs hv gu td hp hq" data-selectable-paragraph="">He made money but did not really enjoy working hard for the next closing because it was simply too much hard work for too little rewards</li>
 	<li id="0694" class="gh gi bz at gj b gk hr gm hs go ht gq hu gs hv gu td hp hq" data-selectable-paragraph="">He wanted to be his own boss, but in reality, he became a slave to a tough, demanding job because he could get a steady pay for ten times’ lesser stress, worry and anxiety elsewhere</li>
 	<li id="b8d2" class="gh gi bz at gj b gk hr gm hs go ht gq hu gs hv gu td hp hq" data-selectable-paragraph="">He saw agents join and quit real estate like it was nobody’s business. Only the top 1% were truly successful &amp; the vast majority struggled for peanuts</li>

<p id="f145" class="gh gi bz at gj b gk gl gm gn go gp gq gr gs gt gu" data-selectable-paragraph="">Bobby’s observation truly left a deep impact on me that night.</p>

<p id="c696" class="jb jc cm ar jd b je ta jg tb ji tc jk td jm te jo jp" data-selectable-paragraph=""><span class="r jq jr js jt ju jv jw jx jy bl">In </span>renowned business writer Michael Gerber’s book<span> </span><em class="jz">The E-Myth Revisited</em>, he makes the point that many business owners are so busy working IN their businesses that they don’t have time to work ON their business.</p>
<p id="9228" class="jb jc cm ar jd b je jf jg jh ji jj jk jl jm jn jo" data-selectable-paragraph="">The entrepreneur who starts the business<span> </span><em class="jz">(i.e. the “E” in the E Myth)</em><span> </span>now finds himself trapped by all the small details required to keep that business running.</p>
<p id="5f36" class="jb jc cm ar jd b je jf jg jh ji jj jk jl jm jn jo" data-selectable-paragraph="">We property agents are notorious for this.</p>
<p id="c6d6" class="jb jc cm ar jd b je jf jg jh ji jj jk jl jm jn jo" data-selectable-paragraph="">Most of you chose real estate as a vocation because you wanted to be your own boss, and then quickly found out that you were working for a lunatic… i.e. yourself!</p>

He has generated over ONE HUNDRED AND SEVENTY leads in just 30 days and now spends his time only on contacting them each day.</p>
